RESOLUTION NO. R-25-37
A RESOLUTION APPROVING A FINAL PLAT OF RESUBDIVISION
(145 Park Lane and 140 Birchwood Avenue)
WHEREAS, Kevin Fine and Kristin Fine ("Applicant's, as tenants by the entirety,
are the owners of the property commonly known as 145 Park Lane, Deerfield, Illinois ("145
Park'), which Property is legally described in Exhibit A attached hereto and incorporated
herein; and
WHEREAS, the Applicants, as tenants in common, are the owners of the property
commonly known as 140 Birchwood Avenue, Deerfield, Illinois ("140 Birchwood'), which
Property is legally described in Exhibit B attached hereto and incorporated herein (together,
145 Park and 140 Birchwood are the "Property'); and
WHEREAS, the Property is located in the R-1 Single Family Residential District of
the Village and is currently subdivided into two lots of record; and
and
WHEREAS, the Property is currently improved with single-family homes on each lot;
WHEREAS, the Applicant desires to move the lot lines on the Property; and
WHEREAS, the Applicant filed an application to resubdivide the Property into two
lots of record, as depicted on that certain final plat titled "Plat of Resubdivision 145 Park
Lane / 140 Birchwood Avenue Subdivision", prepared by Donald Engineering, LLC,
consisting of two sheets, a copy of which is attached to and, by this reference, made a part of
this Resolution as Exhibit B ('Plat'); and
WHEREAS, the Applicant has applied for final approval of the Plat, and on May 8,
2025, the Plan Commission recommended approval of the proposed Plat; and
WHEREAS, the Village Board has determined that it will serve and be in the best
interest of the Village to approve the Plat;
NOW, THEREFORE, BE IT RESOLVED BY THE VILLAGE BOARD OF
DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, as follows:
SECTION ONE: RECITALS. The foregoing recitals are incorporated into, and
made a part of, this Resolution as findings of the Village Board.
SECTION TWO: APPROVAL OF PLAT. The Plat is hereby approved in the
form attached to and, by this reference, made a part of this Resolution as Exhibit B.
SECTION THREE: EXECUTION OF PLAT. The Mayor and the Village Clerk are
hereby authorized and directed to execute and seal, on behalf of the Village, the Plat.

SECTION FOUR: RECORDATION OF THE PLAT. Upon execution of the Plat
by the Mayor and the Village Clerk, as provided in Section Three of this Resolution, the
Village Clerk is hereby directed to cause the Plat to be recorded in the office of the Lake
County Recorder.
SECTION FIVE: EFFECTIVE DATE. This Resolution will be effective upon the
passage by the Village Board in the manner required by law.
