OF DEERFIELD, LAKE COUNTY, ILLINOIS: SECTION 1. That the Deerfield Zoning Ordinance passed and approved June 2, 1924, be amended by adding under Sec- tion 1 thereof, the following: "Boardi;rg House: A building where meals or' lodging and meals are of. fered or provided for compensation for three or more, but not exceed. ing twenty persons." SECTION 2. That the following defini- tion be substituted for the existing definition of "family" under Section 1 of said ordinance: "Family: Any number of individuals related by blood, marriage or adoption, living, cooking and dining together In the same premises as a single house - keeping unit, including also not more than two boarders or lodgers, and also domestic servants for whom, subject to the provisions of this Ordinance, separate living quarters may be pro. vtded." SECTION -3. That the following be substituted under Section 2, "District Regulations" in lieu of the present pro- visions "In order, (1) to regulate and limit the height and bulk of buildings here - after to be erected: (2) to establish, regulate and limit the building or set -back lines on or along any street, traffic -way, drive or ' parkway; (3) To regulate and limit the in, tensity of the use of lot areas, and to regulate and determine the area of open spaces, within- and surrounding such buildings. (4) to classify, regulate and restrict the location of trades and industries and the location of buildings de- signed for specified industrial, busi- ness,: residential, and other uses; i(5) to divide the entire municipality nto districts of such number, shape,, !. area, and of such different classes iaccordin? to use of land and build• in.7s, height and bulk of buildings, in- tensity of the use of lot area, area of open spaces, or other classification) as may be deemed best suited to carry out the purposes of this article; (6) to fix standards to which build- ings or structures therein shall con. form; (7) to prohibit uses, buildings, or structures incompatible with the char - acter of such districts;' (8) to prevent additions to and al- teration or remodeling . of existing buildings or structures in such a way as to avoid the restrictions and limi- tations lawfully imposed under this article, the Village of Deerfield, Illi. nois is hereby divided into five (6) classes of districts, the use, height and bulk, area and minimum floor area regulations are uniform in each class of district and said districts shall be known as: 1, "AA Residence Districts" 2, "A Residence Districts" 3, "B Residence Districts" 4, Local Business Districts 5, Light Manufacturing Districts "The boundaries of these districts are i- dicated upon the Zoning Map of the Village of Deerfield, which map is hereto attached and made a part of this ordinance. The said Zoning Map of Deerfield and all the notations, refer. ences and other matter shown thereon shall be as much a part of this ordi- nance as if the notations, reference and other matters set forth by said map were all fully described herein: 1. Except as hereinafter provided: (a) No building shall be erected or altered, nor shall any building or prem- ises be used for any purpose, other than is permitted in the District in which such building . or premises are Iocated; (b) No building shall be erected or altered to exceed in height and the limit herein established for the Dis. trict in which such building is lo- cated; (c) No building shall be erected, nor shall any existing building be altered, enlarged or rebuilt, nor shall any open spaces surrounding any building be encroached upon or reduced in any manner, except in conformity with the area regulations hereby established for the District in which such building is located." 2. 'Unless otherwise prohibited or re- stricted, a permitted use also allows such a use, ,building or structure as is clearly incidental thereto and compat. ible with the principal use, If located on the same lot. Incidental uses, build - Inge or structures shall not be es. tablished or erected prior to the es- tablishment or construction of the principal use. - 3. Notwithstanding the other provisions in this Ordinance, the Village Board may, after a public hearing, held upon at least fifteen (15) days prior notice of the time and place of such hearing and the nature thereof (which notice' shall be given in a newspaper having a general circulation in the Village and by posting of such notice in three (3) public places in the Village) and subject to such protective restrictions as it deems necessary, authorize in any district or location a structure or premises for one or more of the fol- lowing uses: I. Airport 2. Church S. Clubs 4. Community House or center S. Hospital or clinic G. Municipal building, 7. Orphanage, convalescent home and home for the aged 8. Public utility building 9. School Among the protective restrictions, which the Village Board may Impose, . shall be space or facilities for off the street parking of vehicles. 4. "Single Family Dwellings hereafter erected shall have one living room to contain not less than one - hundred. ninety (190) square feet, and every room used for sleeping purposes sh?11 have an area of not less than ninety (90) square feet and such other mi,i- mum sizes of rooms as shall from time to time be provided in the Building. That the following Sec- tion 2 -A shall be added and entitled 'AA Residence District Regulations', "USE: No building or premises shall be used and no building shall be here- after erected or altered within any "AA Residence District," unless other- wise provided in this ordinance, except for the following uses: 1. Single family dwellings 2. Temporary buildings and uses ne. cessary for development or con. 8truction purposes, for a period not to exceed one year. "Height: No building shall hereafter be erected or altered to exceed thirty -five (35) feet in height, or two and one -half (2%) stories. Rear Yard: There shall be a rear, Yard having a depth of not less than fifteen per. cent (15 %a) of the depth of the lot, provided such rear ygrd shill be not less than ten (10) feet' In depth and need not exceed twenty. five (25) feet in depth. , , I . "A Residence District" Regulations: "Use: No building or premises shall be, used and no building shall be hereafter, erected or altered within any 'A' Residence District, unless otherwise, Provided in this ordinance, and the following uses: 1. Single family dwellings 2. Farming, truck gardening and nur- series 3. Temporary buildings and uses ne- cessary for development or con struction purposes„ for a period not to exceed one year.• HEIGHT.-REARYARD and SIDE YARD regulations shall be the same as In the "AA" Residence District. INTENSITY OF USE OF LOT: No building. with its accessory buildings shall occupy - in excess of thirty per cent (30 %) of the area of an interior lot, nor in ex. cess of thirty -five per cent (85%) of the area of a corner lot. No building shall hereafter be erected on any lot less than six thousand seven hundred -fifty (6750) square feet in area nor less than sixty (60) feet in width except that a single family dwelling may be erected on any lot of smaller area and less width which has been duly recorded prior to the nas- ss¢e of this ordinance and which when recorded met all require- ments of the ordinances of the Ville -e of Deerfield. SECTION 6. That the words "AA Res - idence'District" he added to Sections 8 and 9 wherever the words "A Residence District now nppears therein. SECTION •7. That Section 14 be and the same is herebv repealed. SECTION 8. That the "AA Residence District" shall include all the territory in the following subdivisions: Woodland' Park (excepting that. part !East of the lots abutting on Stratford' Road), Mc- Guire and Orr's Deerfield Heights Unit No. 1, H. O, Stone and C,o.'s. , Addition to Deerfield, Brierhill Subdivision, Cornell's Briarwoods Resubdivision, Cornell's Ad- dition to Briarwoods, and O. B. Von Linde's Subdivision, SECTION; 9.
