AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE
VILLAGE OF DEEFIELD TO ESTABLISH A MAXIMUM
ALLOWABLE SIZE FOR A BUSINESS WALL SIGN IN THE
COMMERCIAL ZONING DISTRICTS
WHEREAS, the Zoning Ordinance of the Village of Deerfield currently regulates the size of
wall signs in the C -1 Village Center District and the C -2 Outlying Commercial Districts by limiting
the maximum area for front and rear wall signs to eight percent (8 %) of the area of the building wall
to which the sign is affixed, or eighty (80) square feet, whichever is greater, and by limiting the size
of wall signs for side walls to four percent (4 %) of the area of the building wall to which the sign is
affixed, or forty (40) square feet, whichever is greater; and,
WHEREAS, at the direction of the corporate authorities of the Village of Deerfield, the Plan
Commission held a public hearing on April 28, 2011, and June 9, 2011, to consider amendments to
the Zoning Ordinance of the Village of Deerfield to place a cap on the maximum allowable size for a
business wall sign in the C -1 and C -2 commercial zoning districts, said hearing being held pursuant
to public notice and conforming in all respects, in both manner and form, with the requirements of
the statutes of the State of Illinois and the Zoning Ordinance of the Village of Deerfield; and,
WHEREAS, the Plan Commission of the Village of Deerfield, after considering the
evidence and supporting materials presented at said hearing, submitted its report and findings of fact
to the Board of Trustees of the Village of Deerfield recommending that Article 9.02 -13, Paragraph 2,
Subparagraph b(1), Article 9.02 -13, Paragraph 8, Subparagraph c(3)(b)(2) and Article 9.02 -13,
Paragraph 8, Subparagraph e(2)(b) of the Zoning Ordinance of the Village of Deerfield be amended
to establish a two - hundred fifty (250) square foot cap on the maximum size of wall signs permitted
in the C -1 and C -2 Commercial Zoning Districts; and,
WHEREAS, the President and Board of Trustees of the Village of Deerfield concur in the
recommendation of the Plan Commission and have determined that it is in the best interests of the
Village of Deerfield that the text of the Zoning Ordinance of the Village of Deerfield be amended as
provided herein;
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, in
the exercise of its home rule powers, as follows:
SECTION 1: That Subparagraph b (Area) of Paragraph 2 (Business Signs) of Article 9.02 -B
(Commercial Districts) of the Zoning Ordinance of the Village of Deerfield, as amended, be and the
same is hereby further amended to read as follows:
b. Area
(1) Wall Signs
Absent a modification, no wall sign may exceed a maximum surface
area of two hundred fifty (250) square feet. Subject to this limitation,
the maximum surface area for all wall signs shall not exceed the
following:
(a) Front and rear walls — Eight (8) percent of the area of the
building wall to which the sign(s) is affixed or eighty (80)
square feet, whichever is greater.
(b) Side walls — Four (4) percent of the area of the building wall
to which the sign(s) is affixed or forty (40) square feet,
whichever is greater.

SECTION 2: That Subparagraph c(3)(b)(2) ( "Area ") of Paragraph 8 ( "C -2 Outlying
Commercial District - Shopping Center/Planned Unit Developments of More than 500,000 square feet
of Gross Floor Area ") of Article 9.02 -B of the Zoning Ordinance of the Village of Deerfield, as
amended, be and the same is hereby further amended to read as follows:
2. Area
On a front wall the maximum area of a wall sign shall not exceed
eight (8) percent of the area of the building wall to which the sign is
affixed or eighty (80) square feet, whichever is greater. On a side
wall the maximum size of a wall sign shall not exceed four (4)
percent of the area of the wall to which it is affixed or forty (40)
square feet, whichever is greater. Notwithstanding the foregoing, in
no event shall any such wall sign exceed two hundred fifty (250)
square feet absent a modification.
SECTION 3: That Subparagraph e(2)(b) ( "Area ") of Paragraph 8 ( "C -2 Outlying
Commercial District - Shopping Center/Planned Unit Developments of More than 500,000 square feet
of Gross Floor Area ") of Article 9.02 -B of the Zoning Ordinance of the Village of Deerfield, as
amended, be and the same is hereby further amended to read as follows:
(b) Area
The maximum surface area in square feet for all wall signs shall not exceed
the following:
1. Front and Rear Walls
Eight (8) percent of the area of the building wall to which the sign is
affixed, or eighty (80) square feet, whichever is greater.
Notwithstanding the foregoing, in no event shall such a wall sign
exceed two hundred fifty (250) square feet absent a modification.
2. Side Walls
Four (4) percent of the area of the building wall to which the sign is
affixed, or forty (40) square feet, whichever is greater.
Notwithstanding the foregoing, in no event shall such a wall sign
exceed two hundred fifty (250) square feet absent a modification.
SECTION 4: That this Ordinance, and each of its terms, shall be the effective legislative act
of a home rule municipality without regard to whether such Ordinance should: (a) contain terms

contrary to the provisions of current or subsequent non - preemptive state law; or, (b) legislate in a
manner or regarding a matter not delegated to municipalities by state law. It is the intent of the
corporate authorities of the Village of Deerfield that to the extent that the terms of this Ordinance
should be inconsistent with any non - preemptive state law, this Ordinance shall supersede state law
in that regard within its jurisdiction.
SECTION 5: That this Ordinance shall be in full force and effect from and after its passage,
approval and publication in pamphlet form as provided by law.
