AN ORDINANCE APPROVING AN AMENDMENT
TO THE SIGNAGE PLAN FOR TAKEDA PHARMACEUTICALS
TO PERMIT A LARGER GROUND SIGN AT ONE TAKEDA PARKWAY
WHEREAS, Takeda Pharmaceuticals North America, Inc. (the "Petitioner ") has petitioned the.
Plan Commission of the Village of Deerfield for approval of a minor amendment to the signage plan for
Petitioner's property commonly known as One Takeda Parkway located at the northeast corner of Lake -
Cook Road and Saunders Road and legally described on Exhibit A attached hereto (the "Subject
Property") to allow the existing tollway ground sign on the Subject Property to be increased from 393
square feet per face (12' 9" x 30' 10 ") to 490 square feet per face (16' 4" x 30') with an overall height of
30 feet, as an amendment to the Special Use Industrial Planned Unit Development of the Subject Property
in the I -1 Office, Research and Restricted Industrial District; and,
WHEREAS; said application was considered at a public meeting of the Plan Commission of held
on July 26, 2007 pursuant.to due and proper. public notice in accordance with the terms of a certain.
Annexation Agreement by and. between the Village of Deerfield and Takeda Pharmaceuticals of North
America, Inc., and conforming in all respects, in both manner and form, with the requirements of the
Zoning Ordinance of the Village of Deerfield; and,
WHEREAS, the Plan Commission, after considering the proposed amendment to the
approved signage plan for the Subject Property and the evidence and supporting materials offered at
said public meeting, has submitted its written report and recommendation to the President and Board
of Trustees of the Village of Deerfield that a minor amendment to the approved signage plan for the
Subject Property should be approved as an amendment to the Special Use Industrial Planned Unit
Development of the Subject Property in the I -1 Office, Research and Restricted Industrial District
to allow the existing tollway ground sign installed and maintained on the Subject Property to be
increased in size from 393 square feet per face (12' 9" x 30' 10 ") to 490 square feet per face (16' 4"
x 30') with an overall height of 30 feet; and,
WHEREAS, the President and Board of Trustees of the Village of Deerfield find that said
amendment to the approved signage plan for Takeda Pharmaceuticals should be approved as an
amendment to the Special Use Industrial Planned Unit Development of the Subject Property in the I-
1 Office, Research and Restricted Industrial District authorizing the existing tollway ground sign
installed and maintained on the Subject Property to be increased in size from 393 square feet per
face (12' 9" x 30' 10 ") to 490 square feet per face (16' 4" x 30') with an overall height of 30 feet, all
in accordance with the plans, drawings and exhibits presented by the Petitioner and attached hereto
as Exhibit B hereof;
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, in
the exercise of its home rule powers, as follows:
SECTION 1: That the President and Board of Trustees of the Village ofDeerfiield do hereby
find. that the minor amendment . requested by the Petitioner to the approved: signage plan for the
Subject Property complies .with the requirements and.standards set forth inAArticte 9.02 -C PUD,
entitled I -1 Office, Research, Industrial District Planned Unit Development, and in Article 13 -11 of
the Zoning Ordinance of the Village of Deerfield.

SECTION 2: That an amendment to the approved signage plan for the Subject Property is
hereby authorized and approved as an amendment to the Special Use Industrial Planned Unit
Development of the Subject Property in the I -1 Office, Research and Restricted Industrial District
authorizing and permitting the existing tollway ground sign installed and maintained on the Subject
Property to be increased in size from 393 square feet per face (12' 9" x 30' 10 ") to 490 square feet
per face (16' 4" x 30'), with an overall height of 30 feet, all in accordance with the plans, drawings
and exhibits listed on Exhibit B attached hereto.
SECTION 3: That the approval and authorization of said amendment to the approved
signage plan for the Subject Property is hereby granted subject to the following additional
conditions, regulations and restrictions: (i) that the construction, maintenance and use of the tollway
ground sign as hereby approved shall be in accordance with the supporting documents, materials and
exhibits attached hereto and made a part hereof as Exhibit B; (ii) except as otherwise provided
herein, the construction, maintenance and use of the Subject Property shall be in accordance with the
Final Development Plan heretofore approved as a Special Use Industrial Planned Unit Development
of the Subject Property in the I -1 Office, Research and Restricted Industrial District, including the
signage plan for the Subject Property as hereby amended; (iii) continued compliance by the
Petitioner with all other applicable provisions of the Zoning Ordinance of the Village of Deerfield.
SECTION 4: That the amendment to the approved signage plan for the Subject Property
hereby.. approved and authorized as an.' amendment to the Special. Use Industrial Planned Unit
Development of the Subject Property shall be.binding.upon and inure to the benefit of Petitioner and
Petitioner's successors, grantees,. transferees and assigns, and any violation of the conditions

hereinabove set forth by the Petitioner or its successors, grantees, transferees or assigns shall
authorize the revocation of the amended Special Use hereby authorized.
SECTION 5: That the Village Clerk is hereby authorized and directed to record this
Ordinance in the office of the Recorder of Deeds of Lake County, Illinois at Petitioner's expense.
SECTION 6: That this Ordinance, and each of its terms, shall be the effective legislative act
of a home rule municipality without regard to whether such Ordinance should: (a) contain terms
contrary to the provisions of current or subsequent non- preemptive state law; or, (b) legislate in a
manner or regarding a matter not delegated to municipalities by state law. It is the intent of the
corporate authorities of the Village of Deerfield that to the extent that the terms of this Ordinance
should be inconsistent with any non - preemptive state law, this Ordinance shall supersede state law
in that regard within its jurisdiction.
SECTION 7: That this Ordinance shall be in full force and effect from and after its passage,
approval and publication in pamphlet form as provided by law
