AN ORDINANCE APPROVING AN AMENDMENT
TO THE SIGNAGE PLAN FOR PUBLIC STORAGE TO PERMIT
AN ILLUMINATED OFF -SITE GROUND SIGN FOR
PUBLIC STORAGE AT 125 SOUTH PFINGSTEN ROAD
WHEREAS, the Plan Commission of the Village of Deerfield has held a public hearing on
the application of Public Storage, Inc. (the "Petitioner ") for approval of an amendment to the signage
plan for the Public Storage property at 125 South Pfingsten Road, legally described on Exhibit A
attached hereto (the "Subject Property ".) to allow an internally illuminated off -site ground sign to be
located in place of an existing off -site ground sign located along Pfingsten Road to provide
identification for the Public Storage facility as well as for the Deerbrook Commerce Center as an
amendment to the Special Use Planned Unit Development of the Subject Property in the I -2 Outlying
Limited Industrial District; acid,
WHEREAS, said public hearing was held on July 27, 2006 pursuant to public notice duly
given and published as required by law and conforming in all respects, in both manner and form,
with the requirements of the Zoning Ordinance of the Village of Deerfield; and,
WHEREAS, the Plan Commission, after considering the proposed amendment to the
approved signage plan for the Subject Property and the evidence and supporting materials offered at
said public hearing, has submitted its written report and recommendation to the President and Board
of Trustees of the Village of Deerfield that an amendment to the approved signage plan for the
Subject .Property should be approved as an amendment to the Special Use Planned Unit
Development of the Subject Property in the I -2 Outlying Limited Industrial'District to allow the
removal of an existing off -site ground sign located along Pfingsten Road and to allow a new
internally illuminated off -site ground sign with identification for the Public Storage facility as well as
for the Deerbrook Commerce Center to be installed and maintained at the same location along
Pfingsten Road; and,
WBEREAS, the President and Board of Trustees of the Village of Deerfield find that said
amendment to the approved sign plan should be approved for the Subject Property authorizing a
50.79 square foot (5' 2" x 9' 10 ") internally illuminated ground sign consisting of the letters
" Deerbrook Commerce Center," a directional arrow with the letters "125 & 151 South Pfingsten
Road," and the letters "Public Storage" and the Public Storage logo ( "PS ") to be installed along
Pfingsten Road at the northernmost vehicular access point heretofore approved in Ordinance 0=59-
07 for the existing off- -site ground sign, all in accordance with the plans and exhibits presented by the
Petitioner and attached hereto as Exhibit B hereof;
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKEAND COOK COUNTIES, ILLINOIS, in
the exercise of its home rule powers; as follows:
SECTION 1: That the President and Board of Trustees of the Village of Deerfield do hereby .
find that the requested amendment to the approved signage plan for the Subject Property complies
With the requirements and standards set forth in Article 9.02 -E, entitled 1-2 Limited Industrial
District Planned Unit Development, and in Article 13 -11 of the Zoning Ordinance of the Village of
Deerfield.

SECTION 2: That an amendment to the approved signage plan for the Subject Property is
hereby authorized and approved as an amendment to the Special Use Planned Unit Development of
the Subject Property in the I -2 Outlying Limited Industrial District authorizing and permitting a
50.79 square foot (5' 2" x 9' 10 ") internally illuminated ground sign consisting of the letters
"Deerbrook Cominerce Center," a directional arrow with the letters "125 & 151 South Pfingsten
Road," and the identification signage consisting of the letters "Public Storage" and the Public
Storage logo ( "PS ") to be installed along Pfingsten Road at the northernmost vehicular access point
heretofore approved in Ordinance 0 -89 -07 for the existing off -site ground sign, all in accordance
with the plans, drawings and exhibits listed on Exhibit B attached hereto.
SECTION 3: That the approval and authorization of said amendment to the approved
signage plan for the Subject Property is hereby granted subject to the following conditions,
regulations. and restrictions: (i) that the construction, maintenance and use of the internally
illuminated off -site ground sign hereby approved shall be in accordance with the supporting
documents, materials and exhibits attached hereto and made a part hereof as Exhibit B; (ii) that the
ground sign may only be illuminated from dusk until 9:00 o'clock p.m..prevailing time -during days
that Public Storage customers have gate access to their storage units at the Public Storage facility:
(iii) except as otherwise provided herein, the construction, maintenance and use of the Subject
Property shall be in accordance with the Final Development Plan heretofore approved as a Special
Use .Planned Unit Development of the Subject Property in the I -2 Outlying Limited Industrial
District, including the signage plan for the Subject Property as hereby amended; (iv) continued
compliance by the Petitioner with all other applicable provisions of the Zoning Ordinance of the
Village of Deerfield.

SECTION 4: That the amendment to the approved signage plan for the Subject Property
hereby approved and authorized as an amendment to the Special Use Planned Unit Development of
the Subject Property shall be binding upon and inure to the benefit of Petitioner and Petitioner's
successors, grantees, transferees and assigns, and any violation of the conditions hereinabove set
forth by Petitioner or its successors, grantees, transferees or assigns shall authorize the revocation of
the amendment Special Use hereby authorized. .
SECTION 5: That the Village Clerk is hereby authorized and directed to record this
Ordinance in the office of the Recorder of Deeds of Lake County, Illinois at Petitioner's expense.
SECTION 6: That this Ordinance, and each of its terms, shall be the effective legislative act
of a home rule municipality without regard to whether such Ordinance should: (a) contain terms
contrary to the provisions of current or subsequent non - preemptive state law; or, (b) legislate in a
manner or regarding a matter not delegated to municipalities by state law. It is the intent of the
corporate authorities of the Village of Deerfield that to the extent that the terms of this Ordinance
should be inconsistent with any non - preemptive state law, this Ordinance shall supersede state law in
that regard within its jurisdiction.
