AN ORDINANCE AUTHORIZING AN AMENDED SPECIAL USE FOR
LAKE COOK PLAZA SHOPPING CENTER (SIGN CRITERIA)
WHEREAS, the Plan Commission of the Village of Deerfield has heretofore held a public
hearing on the application of Lake Cook Plaza Associates Limited Partnership and LaSalle National
Bank, as Trustee under Trust No. 111294 dated March 30, 1995 (hereinafter collectively the
"Applicant ") to authorize an amendment to the existing Special Use - Planned Unit Development
of Lake Cook Plaza, all in accordance with Articles 2.00 -C,2, 5.02 -C, 9; 12.05 and 13.11 of the
Zoning Ordinance of the Village of Deerfield, as amended, to amend the sign criteria governing said
development;
WHEREAS, said hearing was held pursuant to duly published notice thereof and was in all
respects held according to law; and
WHEREAS, the Plan Commission of the Village of Deerfield after considering and
reviewing the evidence adduced and the Sign Criteria Plan submitted by Applicant and attached
hereto as Exhibit B, made written findings of fact and recommended that said amendment to the
Special Use of said real estate be approved and authorized subject to certain conditions and
restrictions hereinafter set forth.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS
AS FOLLOWS:
SECTION That the findings and recommendations of the Plan Commission are
ONE: concurred in and adopted as the findings of the President and Board of
Trustees and the amendment to the Special Use of the real estate legally
described .in Exhibit A attached hereto and made a part hereof to approve the Sign Criteria Plan
attached hereto as Exhibit B, be and the same is hereby authorized and approved.
SECTION That the approval and authorization of said amendment to Special Use is
TWO: hereby given subject to the requirements that all use shall be in accordance
with all exhibits, testimony, representations submitted and made by the
Applicant to the Plan Commission and President and Board of Trustees and is also subject to
compliance . by Applicant with Exhibit B and all other applicable provisions of the Zoning
Ordinance.

LAKE COOK PLAZA - EXHIBIT
SIGN CRITERIA FOR TENANT'S SIGN
This Exhibit F supplements Exhibit "G" - Description of Tenant's Work. These criteria have been
established for the purposes of assuring uniform signage to enhance the Shopping Center's visual
impact to the public, and for the mutual benefit of all Tenants. Conformance will be strictly enforced,
and any installed non - conforming or unapproved signs must be brought into conformance at the sole
expense of the Tenant.
A. GENERAL REQUIREMENTS:
Tenant shall submit for Landlord's approval before fabrication, plans and
specifications indicating the location, size, layout, design, and color of the proposed
signs, including all lettering and/or graphics. Landlord's approval of Tenant's plan and
specifications shall not be deemed to constitute approval by Landlord of any of
Tenant's sign work. Prior to sign fabrication Tenant shall submit to Landlord separate
drawings and specifications, in quadruplicate, including samples of materials and
colors, for all its proposed sign work. The drawings shall clearly show the location
of all signs on the store from elevations drawing, graphics, color and construction and
attachment details. Full information regarding electrical load requirements and
brightness in foot - lamberts shall also be included. Within a reasonable time after the
receipt of such drawings and specifications, Landlord shall return three sets thereof
to Tenant with its approval and/or any suggested modifications thereof, and if Tenant
shall fail to take exception thereto by written notice to Landlord given within the (10)
days from Tenant's receipt ofthe suggested modifications from Landlord, Tenant shall
be deemed to have agreed to and approved all such suggested modifications.
2. All permits and/or approvals by governing authorities for signs and their installation
shall be obtained by the Tenant or its representative, at Tenant's expense. Tenant shall
submit at least two (2) copies of sign drawings, bearing Landlord's prior written
approval, to governing authorities with permit application.
Tenant shall be responsible for the fulfillment of all requirements of those criteria.
4. Tenant's sign shall be store identity (corporate or official name) sign only, shall be
placed on arcade facade directly in front of the individual store fronts and shall re
restricted to an area the top of which shall be below line three feet above the arcade
ceiling and the bottom of which shall be at one foot above the arcade ceiling or where
shown on Landlord's architect's drawings shall govern.
B. DESIGN REQUIREMENTS:
All Tenant storefront identification signs shall be subject to the prior written approval
of the Landlord.

2. Wording of signs shall not included the product nor goods nor services (and the like)
sold.
3.. Tenant's sign shall be three dimensional, fabricated channel type individual letters,
with metal sides and backs. Letters shall be internally lighted with neon tubing.
4. Tenant's sign shall be constructed of 3/16" thick acrylic face with 1" trim cap and 040
alluminum / sheet returns and backs the color of which shall be mutually agreed upon
by Landlord and Tenant.
S. Tenant's sign shall be directly fastened to the arcade facade in a manner approved by
Landlord and shall not project more than 8 inches beyond the arcade line. Raceway
mounted signage may be permitted at Landlords request and if raceway is used letter
projection shall not exceed 18 ".
6. Tenant signage may be all caps or a combination of upper and lower case letters or
script, as follows:

(c) The stroke of each letter shall be limited in width to a maximum of 6" and a

7. If two lines of letters are used, the total sign height shall not exceed 36 ".
8. Total area of Tenant's sign shall not exceed of the face area of the Leased
Premises, face area of Leased Premises shall be computed as the multiple of the
dimension of the width of the Tenant's storefront and the height at the storefront.
9. Sign shall be centered on storefront and length shall not exceed 70% of Tenant
storefront length, but no letter shall be nearer than three (3) feet from the corner of the
Tenant lease line.
10. Style of letters will be limited to the following:

Letter style will be the choice of the Tenant, but the Landlord will review and approve.
11. Signage differing from this sign criteria will require written approval of Landlord and
approval of all governing authorities.
C. GENERAL SPECIFICATIONS:
1. No animated, moving action, flashing or audible signs will be permitted.
2. No exposed lamps, or visible neon tubing will be permitted.
3. All signs and their installation shall comply with all governing building and electrical
codes, and any criteria set forth in this Exhibit F.
4. No exposed crossovers, or conduit will be permitted.
5. All conductors, transformers, disconnects and other equipment shall be concealed.
6. Electrical service to all signs shall be on Tenant's meter.
7. Disconnects for Tenant signage will be located behind the sign facia and above the
access panel in soffit, so as not to be visible on sign facia.
8. All exposed metal returns, mounting brackets, fastening devices, and any trim caps for
letters shall match the sign color.
9. No free standing signs will be permitted.
10. Sign illumination shall be controlled by a seven (7) day time clock located in the rear
of the Leased Premises.
11. No sign will be permitted mounted on, against or suspended from the canopy, mall
court or roofs.
D. MISCELLANEOUS REQUIREMENTS:
1. Tenant will be permitted to place upon each entrance of its Leased Premises not more
than 144 square inches of gold leaf or decal application lettering not to exceed 2 inches
in height, indicating store address number, hours ofbusiness, and emergency telephone
numbers.
2. Floor signs, paper signs, and the like, within eight feet of the storefront and visible
from outside the Tenant's space, but within the Tenant's lease line in their storefronts,

are prohibited unless previously approved in writing by Landlord,
3. No advertising placards, paper signs, banners, pennants, names, insignias, trademarks
or other descriptive materials shall be affixed upon the exterior walls of the building
or storefront.
4. All signage, its installation and removal, and restoration of the sign fascia will be by
Tenant at Tenant's expense.
