AN ORDINANCE AMENDING THE ZONING MAP AND APPROVING
A SPECIAL USE IN P -1 PUBLIC LANDS DISTRICT - METRA/
DEERFIELD RAILROAD STATION - CHESTNUT AND DEERFIELD ROADS
WHEREAS, the Plan Commission of the Village of Deerfield has heretofore held a
public hearing on the application of Metra ( "Applicant ") for the classification of certain real
estate located within the Village in the P -1 Public Lands District and as legally described on
Exhibit A attached hereto (the "Subject Property "); and
WHEREAS, the Plan Commission of the Village of Deerfield has also heretofore held a
public hearing on the application of the Applicant to authorize the renovation of the existing
railroad station located on the Subject Property and to be zoned in the P -1 Public Lands District
for a Special Use to permit construction of said renovations in accordance with the applicable
provisions of the Zoning Ordinance of the Village of Deerfield; and
WHEREAS, said hearing was held pursuant to duly published notice thereof and was in
all respects, held according to law; and
WHEREAS, the President and Board of Trustees of the Village of Deerfield have
determined that the best interests of the Village will be served by the classification of the Subject
Property as recommended by the Plan Commission; and
WHEREAS, the President and Board of Trustees of the Village of Deerfield have
determined that the best interests of the Village will be served by the authorization and granting
of said Special Use in accordance with the plans and exhibits prepared by Rust Environmental
and Infrastructure, dated April 1, 1997 and presented by Applicant and marked Exhibit B and
attached hereto and made a part hereof.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS AS FOLLOWS:
SECTION That the Zoning Map of the Village of Deerfield included and made a part
ONE: of the Village Zoning Ordinance passed April 17, 1978, as amended, is
hereby further amended by zoning and classifying the property described
in Exhibit A, attached hereto and made a part hereof, to the P -1 Public Lands District.

SECTION That the President and Board of Trustees do hereby affirmatively find that
TWO: the Special Use as hereby authorized, fully complies with the requirements
and standards set forth in the applicable provisions of the Village Zoning
Ordinance and the Special Use of the real estate, to permit the construction of renovations to the
existing railroad station as set forth on Exhibit B, prepared by Rust Environmental and
Infrastructure, dated - April :1, `1997 be and the same is hereby authorized and approved subject
to the conditions hereinafter set forth.
SECTION That the approval and authorization of the Special Use hereby granted is
THREE: subject to the following conditions:
(i) That all use, construction and development of the Subject
Property shall be in accordance with a site plan prepared by
Rust Environmental and Infrastructure dated April-. 1.,
1997 and submitted by Applicant, marked Exhibit B
attached hereto and made a part thereof, all other
documentary and exhibit filings made pursuant to the
Special Use provisions of the Village Zoning Ordinance,
the terms of the Ordinance, and all representations by the
Applicant to the Plan Commission and President and Board
of Trustees;
(ii) That no advertising signs, posters or related materials be
permitted on the Subject Property; and
(iii) That no vending machines of any type be permitted on the
Subject Property.
SECTION That any violation of any of the conditions hereinabove set forth shall
FOUR: authorize the revocation of the Special Use hereby authorized.
SECTION That the Village Clerk is hereby directed to publish this Ordinance in
FIVE: pamphlet form and see to its recordation in the office of the Recorder of
Deeds of Lake County, Illinois at Applicant's expense.

BEGIN at a point where the easterly line of the Railroad Company's station
ground property, in the Village of Deerfield,. in the County and State
aforesaid, intersects the southerly line of Hazel Avenue; thence southerly
along said easterly boundary line 940 feet; thence westerly at right angles
20 feet, more or less, to a point distant 30 feet easterly of as measured
at right angles to the center line of the Railroad Company's west bound
main track; thence northerly parallel to the center line of said west bound
main track to a point on said southerly avenue line; thence easterly along
said southerly avenue line to the point of beginning.
ALSO begin at a point where the westerly line of the Railroad Company's
station ground property, in the said Village of Deerfield, intersects the
southerly line of Hazel Avenue; thence easterly along said southerly avenue
line to a point distant 20 feet westerly of as measured at right angles
to the center line of the Railroad Company's east bound main track; thence
southerly parallel to the center line of said cast bound main track 1,012 feet,
more or less, to a point on the northerly line of the Railroad Company's
platform located adjacent to the Railroad Company's depot building; thence
westerly along said northerly platform line to the northwesterly corner of
said platform; thence southerly along the westerly line of said platform
142 feet, more or less, to the southwesterly corner of said platform; thence
easterly along the southerly line of said platform to the westerly line of
said platform; thence southerly along said westerly platform line said line
produced southerly to the northerly line of Deerfield Road; thence westerly
along said northerly road line to' the easterly line of Chestnut Street, thence
northerly along said easterly street line 1,258 feet, more or less, to the
point of beginning.
