AN ORDINANCE AMENDING THE ZONING MAP AND APPROVING
A SPECIAL USE IN R -1 SINGLE - FAMILY RESIDENCE DISTRICT
WHEREAS, the Plan Commission of the Village of Deerfield has
heretofore held a public hearing on the application of the True
Way Presbyterian Church ( "Applicant ") for the classification of
certain real estate located within the Village in the R -1 Single -
Family Residence District and as legally described on Exhibit A
attached hereto (the "Subject Property "); and
WHEREAS, the Plan Commission of the Village of Deerfield has
also heretofore held a public hearing on the application of the
Applicant to authorize the development and use of the Subject
Property to be zoned in the R -1 District for a Special Use to
permit the establishment of a church in accordance with Articles
4.01 -C,4,a and 13.11 of the Zoning Ordinance of the Village of
Deerfield; and
WHEREAS, said hearing was held pursuant to duly published
notice thereof and was, in all respects, held according to law;
and
WHEREAS, the Plan Commission of the Village of Deerfield
after considering and reviewing the evidence adduced, including a
Site Plan (the "Site Plan ") prepared by Thompson Dyke &
Associates, Ltd. dated May 25, 1995, and attached hereto and made
a part hereof as Exhibit B made written findings of fact and
recommended that said Special Use of said real estate for the
establishment of a church subject to certain conditions and
restrictions hereinafter set forth.
WHEREAS, the President and Board of Trustees of the Village
of Deerfield have determined that the best interests of the
Village will be served by the classification of the Subject
Property as recommended by the Plan Commission; and
WHEREAS, the President and Board of Trustees of the Village
of Deerfield have determined that the best interests of the
Village will be served by the classification of the Subject
Property as recommended by the Plan Commission; and
WHEREAS, the President and Board of Trustees of the Village
of Deerfield have determined that the best interests of the
Village will be served by the authorization and granting of said
Special Use in accordance with the plans and exhibits presented
by Applicant and marked Exhibit B and attached hereto and made a
part hereof.

SECTION That the Zoning Map of the Village of Deerfield
ONE: included and made a part of.the Village Zoning
Ordinance passed April 17, 1978, as amended, is
hereby further amended by zoning and classifying the property
described in Exhibit A, attached hereto and made a part hereof,
to the R -1 Single - Family Residence District.
SECTION That the President and Board of Trustees do hereby
TWO: affirmatively find that the Special Use, as hereby
authorized, fully complies with the requirements
and standards set forth in the applicable provisions of the
Village Zoning Ordinance, and the Special Use of the real estate,
as and for the establishment of a church as set forth on Exhibit
B, submitted by Applicant, be and the same is hereby authorized
and approved subject to the conditions hereinafter set forth.
SECTION That the approval and authorization of the Special

conditions: that all use, construction and
development of the Subject Property shall be in accordance with
the Site Plan submitted by Applicant, marked Exhibit B attached
hereto and made a part hereof, all other documentary and exhibit
filings made pursuant to the Special Use provisions of the
Village Zoning Ordinance, the terms of this Ordinance, and all
representations by the Applicant to the Plan Commission and
President and Board of Trustees.
SECTION That any violation of any of the conditions
