AN ORDINANCE AMENDING PORTIONS OF ARTICLES 2 AND 14
OF THE ZONING ORDINANCE OF THE VILLAGE OF DEERFIELD
WHEREAS, the Plan Commission of the Village of Deerfield has
heretofore held a public hearing on the application of the
corporate authorities of the Village of Deerfield (hereinafter
referred to. as "Applicant ") to consider certain text amendments
to the Zoning Ordinance of the Village of Deerfield relative to
Lots -in- Depth; and
WHEREAS, said hearing was held pursuant to duly published
notice thereof and was in all respects held according to law; and
WHEREAS, the Plan Commission of the Village of Deerfield,
after considering the evidence adduced, made written findings of
fact and recommended that certain text amendments to the Zoning
Ordinance of the Village of Deerfield as proposed not be adopted;
and
WHEREAS, the President and Board of Trustees of the Village
of Deerfield have determined that even in view of the
recommendation of .the Plan Commission the proposed text
amendments will serve the best interests of the Village of
Deerfield.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That Article 2.2 -2 of the Zoning Ordinance of
ONE: the Village of Deerfield, as amended, be and the
same is further amended by adding the following
sentence thereto:
"No zoning lot within a residential district
shall be hereinafter divided so as to create
a Lot -in -Depth as that term is defined in
Article 14."
SECTION That Article 14.2 of the Zoning Ordinance of
TWO: the Village of Deerfield, as amended, be and the
same is further amended by adding the following:

"14.2 DEFINITIONS
Lots -in- Depth. A numbered lot in a recorded
subdivision or resubdivision which is located
adjacent to and directly behind another
numbered lot in that subdivision or
resubdivision. The Lot -in -Depth derives its
only access to a public street by an access
strip narrower than the lot width required by
the underlying zoning district. (Note: This
type of subdivision is sometimes referred to
as a "flag lot subdivision ".)"
SECTION That the Village Clerk is hereby directed to
THREE: publish this Ordinance in pamphlet form.
SECTION That this Ordinance shall be in full force and
FOUR: effect from and after its passage, approval and
publication, as provided by law.
