ORDINANCE NO. 0 -87 -67
AN ORDINANCE AMENDING ARTICLE 2 OF THE
ZONING ORDINANCE OF THE VILLAGE OF DEERFIELD
WHEREAS, the Plan Commission of the Village of Deerfield has
heretofore held a public hearing to consider certain text amendments
to those portions of the Zoning Ordinance pertaining to patio decks,
accessory structures and rear yard] „set back requirements.
WHEREAS, said hearing was held pursuant to duly published notice
thereof and was, in all respects, held according to law; and
WHEREAS, the Plan Commission of the Village of Deerfield, after
considering the evidence adduced, made written findings of fact in
favor of the proposed text amendments to the Zoning Ordinance of the
Village of Deerfield; and
WHEREAS, the President and Board of Trustees of the Village of
Deerfield have determined that the recommendations of the Plan
Commission as to the proposed text amendments will serve the best
interests of the Village of Deerfield..
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That Article 2 of the Zoning Ordinance of the Village
ONE: of Deerfield, as amended, be and the same is further
amended by substituting in lieu of Article 2.2 -5,1 the
following:
"a. At grade patios but not including a permanently
roofed over patio or porch;”
SECTION That Article 2 of the Zoning Ordinance of the Village
TWO: of Deerfield, as amended, be and the same is further
amended by adding thereto the following Subsection (e)
to Article 2.2 -5,4:
"(e) Raised decks, swimming pools and their accessory
structures, and tennis courts may be located in
required rear yards but in no event shall they be
located closer than eight (8) feet from any lot
line."

AN ORDINANCE AMENDING ARTICLE 2 OF THE
ZONING ORDINANCE OF THE VILLAGE OF DEERFIELD
SECTION That Article 2 of the Zoning Ordinance of the Village
THREE: of Deerfield, as amended, be and the same is further
amended by adding thereto the following subsection
2.2 -5,5:
"2.2 -5,5 Control Over Specific Obstructions
Raised decks, swimming pools and their accessory
structures, and tennis courts shall be located in
relation to side lot lines as provided for under the
applicable district regulations but in no event shall
they be located closer than eight (8) feet from any
lot line."
SECTION That the Village Clerk is hereby directed to publish
FOUR: this Ordinance in pamphlet form.
SECTION That all ordinances or parts of ordinances in conflict
FIVE: herewith are, to the extent of such conflict, hereby
repealed.
SECTION That this Ordinance shall be in full force and effect
SIX: from and after its passage, approval and publication
as provided by law.
