ORDINANCE NO. 0 -87 -40 AN ORDINANCE AMENDING PORTIONS OF ARTICLES 6, 8 and 14 OF THE ZONING ORDINANCE OF THE VILLAGE OF DEERFIELD WHEREAS, the Plan Commission of the Village of Deerfield has heretofore held a public hearing on the application of Scott Greenberg and Gerald Greenberg D /B /A E.C.D. Company and LaSalle National Bank as Trustee under Trust No. 104882 (hereinafter referred to as "Applicant") to consider certain text amendments to the Zoning Ordinance of the Village of Deerfield relative to permitting self - service storage facilities and flexible use office /industrial facilities in the I -2 Limited,Industrial District as a special use upon certain conditions and in certain circumstances; and WHEREAS, said hearing was held pursuant to duly published notice thereof and was in all respects held according to law; and WHEREAS, the Plan Commission of the Village of Deerfield, after considering the evidence adduced, made written findings of fact and recommended a text amendment to the Zoning Ordinance of the Village of Deerfield to achieve the objectives sought by the Applicant; and WHEREAS, the President and Board of Trustees of the Village of Deerfield have determined that the recommendation of the Plan Commission will serve the best interests of the Village of Deerfield. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK.000NTIES, ILLINOIS, AS FOLLOWS: SECTION That Article 6.2 -3 of the Zoning Ordinance of the Village ONE: of Deerfield, as amended, be and the same is further amended by adding subsections 11 and 12 thereto to read as follows: 11. Flexible use office /industrial facilities: Flexible use office /industrial facilities; provided, however, that the following conditions are met: a. Said flexible use facilities are located within an I -2 Industrial Planned Unit. Development: b. Use of said flexible use structure or structures is limited to any combination of the following uses: Office uses (which are not accessory to any other permitted or Special Use), any use described in Section 6.2 -2, Section 6.2- 3,,1,,1.a,, and 6.2 -3,,4 ,,a of this zoning ordinance, and display areas. -2- ORDINANCE NO. 0 -87 -40 AN ORDINANCE AMENDING PORTIONS OF ARTICLES 6, 8 and 14 OF THE ZONING ORDINANCE OF THE VILLAGE OF DEERFIELD C. Not more than 60% of the total area of said flexible use structure or structures may be devoted to office uses (which are not accessory to any other permitted or special use); provided, however, said maximum percentage shall not include office uses which are accessory to permitted or Special Uses as described in Section 6.2 -2,3, a hereof. The Village Board may reduce said maximum percentage where it deems appropriate. d. The number of parking spaces to be provided in connection with said flexible use structure or structures shall be calculated in accordance with the provisions of Article 8'of this ordinance. 12. Self- service storage facilities: Self- service storage facilities, when said facilities are located within an I -2 Industrial Planned Unit Development. Parking shall be provided in accordance with Article 8 of this ordinance. SECTION That Article 8.2 -5,4, of the Zoning Ordinance of the TWO: Village of Deerfield, as amended, be and the,same is hereby furthe.r amended by adding subsections c' and d thereto. (c) Flexible use-office/industrial facilities (1) For all office uses ( which are not accessory to any other permitted or Special Use), parking shall be provided in accordance with Section 8.2 -5,3, b of this ordinance; provided, however, that such calcu- lation shall be based upon the miaximum percentage of such office space allowed by the Special Use permit authorizing the development. (2) For all other uses permitted within said flexible use structure or structures, one parking space shall be provided for each 600 square feet of gross floor area devoted to said uses; provided, that the Village Board may reduce said parking ratio where it deems appropriate. -3- .. A minimum of two spaces shall be provided. Additionally, two parking spaces shall be provided for a resident manager's dwelling unit, if any. SECTION That Article 14.2 of the-Zoning Ordinance of the THREE: Village of Deerfield, as amended, be and the same is further amended by adding the following definitions thereto. Flexible use office /industrial facility: A multiple use facility containing offices ( which are not accessory to any other permitted or Special Use) and I -2 Limited Industrial District uses. Self- service storage facility: A facility consisting of a building or group of buildings.in a controlled access compound that contains varying sizes of individual, compartmentalized and controlled access stalls or lockers for the dead storage of customers' goods and wares. Said facility may include an office and /or dwelling unit for a resident manager. SECTION That the Village Clerk is hereby directed to publish FOUR: this Ordinance in pamphlet form.
