ORDINANCE NO. 0 -87 -58
AN ORDINANCE AMENDING ARTICLES 5 AND 8 OF
THE ZONING ORDINANCE OF THE VILLAGE OF DEERFIELD
WHEREAS, the Plan Commission of the Village of Deerfield has
heretofore held a public hearing on the application of Northwest
National Bank of Chicago, as Trustee under Trust Agreement No. 122
dated April 3, 1968 to consider certain text amendments to the
Zoning Ordinance to allow furniture stores with warehousing areas to
be permitted as a Special Use in the C -2 Outlying Commercial
District; and
WHEREAS, said hearing was held pursuant to duly published notice
thereof and was, in all respects, held according to law; and
WHEREAS, the Plan Commission of the Village of Deerfield, after
considering the evidence adduced, made written findings of fact in
favor of the proposed text amendments to the Zoning Ordinance of the
Village of Deerfield; and
WHEREAS, the President and Board of Trustees of the Village of
Deerfield have determined that the recommendations of the Plan
Commission as to the proposed text amendments will serve the best
interests of the Village of Deerfield.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That Article 5.2 -3,1 of the Zoning Ordinance of the
ONE: Village of Deerfield, as amended, be and the same is
further amended by adding subsection "e" thereto, as
follows:
"e. Furniture stores which include as part of their
operation the warehousing of the goods being
offered for sale. The warehousing area may be in
the same building as the main sales area and
showrooms or in a separate building. (See Art.
8.2 -5, 2, n.)"
SECTION That Article 8.2 -5, 2 of the Zoning Ordinance of the
TWO: Village of Deerfield, as amended, be and the same is
further amended by adding subsection "n" thereto, as
follows:
"n. Furniture stores which include warehousing (see
Article 5.2 -3, 1,e) shall be required to provide
one (1) parking space for each two hundred (200)
square feet of gross floor area. The Board of
Trustees may, at their discretion, increase or
reduce the amount of parking required upon the
recommendation of the Plan Commission."

SECTION That the Village Clerk is hereby directed to publish
THREE: this Ordinance in pamphlet form.
SECTION That all ordinances or parts of ordinances in conflict
FOUR: herewith are, to the extent of such conflict, hereby
repealed.
SECTION That this Ordinance shall be in full force and effect
FIVE: from and after its passage, approval and publication,
as provided by law.
