AN ORDINANCE AUTHORIZNG AN.AMENDMENT TO A
SPECIAL USE - INDUSTRIAL PLANNED UNIT DEVELOPMENT
WHEREAS, the Plan Commission of the Village of Deerfield has
heretofore held a public hearing on the application of AMERICAN
NATIONAL BANK AND TRUST COMPANY, as Trustee under Trust Nos. 51702,
56710 and 55233 (herein collectively referred to as "Applicant ") to
authorize an amendment to Ordinance No. 82 -27 authorizing a Special
Use - Industrial Planned Unit Development to provide for the
development and use of certain real estate described on Exhibit A
hereto and for a Special Use - Planned Unit Development, under and
pursuant to the provisions of Articles 6.1 -.3,, 5, 12.1. 12.1 -2, 12.8
and 13.11 of the Zoning Ordinance of the Village of Deerfield; and
WHEREAS, said hearing was held pursuant to duly published notice
thereof and was, in all respects, held according to law; and
WHEREAS, following consideration of the recommendations of the
Plan Commission, the President and Board of Trustees have considered
and reviewed the Amended Final Development Plan for the Subject
Property identified, consisting of the revised Lake -Cook Office
Centre Master Plan with accompanying Exhibits thereto prepared by
Skidmore, Owings & Merrill. Architects, and revised as of August 8,
1983, submitted by Applicant in addition to all other documentary
filings required by the Zoning Ordinance of the Village of Deerfield
reflecting all revisions from .the.o.riginal Final Development Plan'
which was made a part of Ordinance-No. 82 -27; and
WHEREAS, The President and Board of
Deerfield have determined that the best
will be served by the authorization and
to Special Use - Industrial Planned Unit
with the Amended Final Development Plan
attached hereto and made a .part hereof.

NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF.DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That the President.and Board of Trustees do hereby
ONE: affirmatively find the Amended Special Use, as hereby
authorized, fully complies with the requirements and
standards set forth in Article 13.11 -4 of the Village Zoning
Ordinance, and the Amended Special Use of the real estate, as and
for purposes of an Industrial.Planned Unit Development as set forth
on Exhibit B. be and the same is hereby authorized and approved
subject to the conditions hereinafter set forth.
That all use, construction and development shall'be in
accordance with the Amended Final Development Plan, dated August 3,
1983, prepared by Skidmore, Owings and Merrill, Architects, a copy
of which is marked Exhibit B and attached hereto and made a part
hereof, all other documentary and exhibit filings made pursuant to
Planned Unit Development Procedures as set forth in Article 12.9 of
the Village Zoning Ordinance, the terms. of this Ordinance and all
representations by the Applicant,to the Plan Commission and
President and Board of Trustees.
SECTION That any violation of the condition hereinabove set
TWO: forth by the Applicant or its successors, grantees,
transferees or assigns shall authorize the revocation
of the Special Use hereby.
SECTION As part of this Ordinance granting the Amended Special
THREE:. Use and approving the Amended Final Development Plan,
the following modification of the regulations estab-
lished in the I -1 Office, Research, Restricted Industrial district
are hereby authorized, all in accordance with the Amended Final
Development Plan and the representations of the Applicant:
1. Elimination of the landscape screening requirement
along the southern boundary of the subject property.
2. Modification of the landscape berming requirement
along the east side of the subject property to approve
existing berming, which berming fails to comply with
the height requirement, if at all, in a nominal amount.
3. Modification of the signage requirements to permit the
parking area signage, address /occupant signs and
Development.Identification Flag all in accordance with
Applicant's.Amended Final Development Plan and those
documentary and exhibit filings incorporated herein.
Each of the four (4) address /occupant signs may be
expanded up to a total of 25 sq. feet for each of its
two sides provided that the expanded sign is of the
same design and materials as those described on the
relevant,documentary and .exhibit filings.
SECTION That the Village Clerk is hereby directed to publish
FOUR: this Ordinance in pamphlet form and to record said
Ordinance and Exhibit B in the office of the Recorder
of Deeds of Cook County, Illinois at Applicant's expense.
SECTION That except to the extent specifically amended hereby.
FIVE: all provisions.of Ordinance No. 82 -27 shall remain in
full force and effect and all undertakings of the
Applicant or its successors.-shall remain in full force and effect
as if fully restated herein.
SECTION That this Ordinance shall be in full force and effect
SIX: from and after its passage, approval and publication.
