AN ORDINANCE AUTHORIZING A SPECIAL USE -
INDUSTRIAL PLANNED UNIT DEVELOPMENT
WHEREAS, the Plan Commission 'of the Village —of Deerfield has heretofore
held a public hearing on the application of TERADYNE ) CENTRAL, INC. (herein
referred to as "Applicant ") to authorize the development and use of certain
real estate described on Exhibit A hereto for a Special Use - Industrial Planned
Unit Development, described as Phase I and Phase II, under and pursuant to the
provisions of Articles 6.1 -3, 3; 12.1; 12.5 and 13.11 of the Zoning Ordinance
of the Village of Deerfield; and
WHEREAS, said hearing was held pursuant to duly published notice thereof
and was, in all respects, he.ld.according to law; and
WHEREAS, following consideration of the recommendations of the Plan
Commission, and the Preliminary Development Plan by the President and Board of
Trustees, the President and Board of Trustees have considered and reviewed the
Final Development Plan for Phase I and Phase II submitted by Applicant
reflecting all revisions from the original Preliminary Development Plan; and
WHEREAS, the President and Board of Trustees of the Village of Deerfield
have determined' that the best interests of the Village will be served by the
authorization and granting of said Special Use - Industrial Planned Unit Develop-
ment in accordance with a certain Plan of Development for Phase I and Phase II
marked Exhibit B and attached hereto and made a part hereof.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:
SECTION That the President and Board of Trustees do hereby affirmatively
ONE: find that the Special Use, as hereby authorized, fully complies
with the requirements and standards set forth in Articles 12.5
and 13.11 -4 of the Village Zoning Ordinance, and the Special Use of the real
estate, as and for purposes of an Industrial Planned Unit Development as set
forth as Phase I and Phase II on Exhibit B, be and the same is hereby
authorized and approved subject to the conditions hereinafter set forth.
SECTION That the approval and authorization of said Special Use hereby
TWO: granted is subject to the following conditions:
(A) That all use, construction and development shall be in accordance
with a certain Final Development Plan, Phase I and Phase II, dated September
11, 1981 prepared by Moretta & Sheehy, Architects, a copy of which is marked
Exhibit B and attached hereto and made a part hereof, all other documentary and
exhibit filings made pursuant to Planned Unit Development Procedures as set
forth in Article 12.6 of the Village Zoning Ordinance, the terms of this
Ordinance, and all representations by the Applicant to the Plan Commission and
President and Board of Trustees, specifically including but not lmited to the
following:
1. Applicant consents to such restrictions on exits on to
Lake Cook Road from Huehl Road as may be imposed from
time to time by the Corporate Authorities until such
time as signalization of said intersection is
completed.
2. Applicant shall be permitted to occupy the premises
only upon completion of that portion of the Frontage
Road ,depicted in the Final Development Plan as is
necessary to provide access to the exit from the
premises opposite Pine Street.
(B) Applicant or their successors, grantees, transferees or assigns
shall,,! comply with and succeed to the obligations of "Owners" as set forth in
a certain Annexation Agreement governing the Subject Property and other
adjoining Property dated February 1, 1980.
(C) The Applicant shall obtain the approval of the Corporate
Authorities of a Plat of Subdivision including all the Property subject to the
Annexation Agreement described in "(B)" above on or prior to December 21, 1981.
SECTION That any violation of any of the conditions hereinabove set forth
THREE: shall authorize the revocation of the Special Use hereby
authorized.
SECTION That the Village Clerk is hereby directed to publish this
FOUR: Ordinance in pamphlet form and to record said Ordinance in the
office of the Recorder of Deeds of Cook County, Illinois at
Applicant's expense.
SECTION That this Ordinance shall be in full force and effect from and
FIVE: after its passage, approval and publication, as provided by law.

east 1/4 of said Section 5, all taken as a tract, lying
