AN ORDINANCE AUTHORIZING
A SPECIAL USE - PLANNED UNIT DEVELOPMENT
WHEREAS, the Plan Commission of the Village of Deerfield has heretofore
held a public hearing on the application of FIRST NATIONAL BANK OF LAKE FOREST
as Trustee under Trust Number 4405, STATE NATIONAL BANK as Trustee under Trust
Number 4374, and DEERFIELD JOINT VENTURE (collectively herein referred to as
"Applicants ") to authorize the development and use of certain real estate des-
cribed on Exhibit A hereto for a Special Use - Planned Unit Development under
and pursuant to the provisions of Articles 5.2 -3, 8, 12.1 -2, 12.4 and 13.11 of
the Zoning Ordinance of the Village of Deerfield; and
WHEREAS, said hearing was held pursuant to duly published notice thereof
and was, in all respects, held according to law; and
WHEREAS, following approval of the Preliminary Development Plan by the
President and Board of Trustees, the Plan Commission has considered and recom-
mended approval of a Final Development Plan by Applicants conforming in all
respects to the Preliminary Development Plan; and
WHEREAS, the Plan Commission of Deerfield, after considering the evidence
adduced, made written findings of fact including express affirmative findings
of compliance with the above cited provisions of the Village Zoning Ordinance
and recommended that the Special Use of said real estate as a Planned Unit
Development be approved and authorized subject to certain conditions and
restrictions hereinafter set forth; and
WHEREAS, the President and Board of Trustees of the Village of Deerfield
have determined that the best interests of the Village will be served by the
authorization and granting of said Special Use - Planned Unit Development in
accordance with a certain Plan of Development marked Exhibit B and attached
hereto and made a part hereof and that certain exceptions and variations from
the otherwise applicable regulations of this ordinance are warranted.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:
SECTION That the President and Board of Trustees do hereby affirmatively
ONE: find that the special use, as hereby authorized, fully complies
with the requirements and standards set forth in Articles 12.4
and 13.11 -4 of the Village Zoning Ordinance, and the Special Use of the real
estate, as and for purposes of a Planned Unit Development as set forth on
Exhibit B, be and the same is hereby authorized and approved subject to the
conditions hereinafter set forth.
SECTION That the approval and authorization of said Special Use hereby

(A) That all use, construction and development shall be in accor-
dance with a certain Site Plan dated June 22, 1978 prepared by Bonesz,
Maas & Buccola, Architects, a copy of which marked Exhibit B is attached
hereto and made a part hereof, all other documentary and exhibit filings
made pursuant to Planned Unit Development Procedures as set forth in Arti-
cle 12.6 of the Village Zoning Ordinance, the terms of this ordinance, and
all representations by the Applicants to the Plan Commission and President
and Board of Trustees.
(B) That the total number of parking spaces shall not be less than
104 spaces in lieu of the required 173 parking spaces.
(C) That no building or structure shall violate the required 50 foot
front yard setback except that the Douglas TV Store shall be permitted a
33 foot setback and The Golden Bear Restaurant shall be permitted a 49
foot setback in accordance with Exhibit B hereto.
SECTION That any violation of the conditions hereinabove set forth

authorized.
SECTION That the Village Clerk is hereby directed to publish this
FOUR: ordinance in pamphlet form and see to its recordation in the
office of the Recorder of Deeds of Lake County, Illinois at

Development Schedule
The Petitioner intends to proceed with construction of Crawford
Federal Savings immediately upcn approval of the proposed P.U.D.,
sale of the parcel to Crawford and issuance of building permit.
Simultaneously with the constructicn of Crawford, the Petitioner
intends to construct the modifications to the existing parking
lot, curbs, drives, etc. upon issuance of Village, State and County
permits. The proposed construction and reconstruction is intended
to be completed by June of 1979.

'Ihe present structures (Cblden Bear, Douglas TV and Atrium Shops)
are connected to the Village of.Deerfield water, sanitary and
storm mains and are intended to be kept undisturbed and in use.
The vacant parcel is proposed to be a new Crawford Savings and
Iran facility requiring two toilet rooms. It is proposed that
water, sanitary and storm branches previously used by MbDonalds
(previous tenant) be utilized by the Crawford facility.
