AN ORDINANCE APPROVING A PLANNED DEVELOPMENT
(Hovland Lot 130)
WHEREAS, the Plan Commission of the Village of Deerfield has heretofore
held a public hearing on the application of JACK and THERESE KITZEROW, as
beneficiaries of Chicago Title and Trust Number 52780, owner of the subject
premises for the approval of a single - family residential planned development of
certain real estate hereinafter described and classified in the R -1 -B District
under the Zoning Ordinance of the Village of Deerfield; and
WHEREAS, said hearing was held pursuant to duly published notice
thereof and was in all respects held according to law; and
WHEREAS, the Plan Commission of the Village of Deerfield, after
considering the evidence adduced, recommended that said planned development
be approved subject to certain conditions and restrictions.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF �RU�STEES
OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:"
SECTION That the proposed single - family planned residential
ONE: development of the real estate legally described as
follows:
Lot 130 in the subdivision of J. S. Hovland's First Addition
to Deerfield, a subdivision of the Southwest Quarter (except
the Northwest Quarter of the Northwest Quarter thereof) of
Section 32, Township 43 North, Range 12 East of the Third \
Principal Meridian, as shown on the Plat of said Subdivision
recorded November 7, 1924, as Document 248380 in Lake County,
Illinois
and as set forth and described on the attached plan of development and
preliminary plat of resubdivision, which plan and plat of resubdivision
are made apart of this Ordinance, be and it is hereby approved subject
to the conditions and restrictions hereinafter set forth.
SECTION That the approval of said planned development is
TWO: conditioned upon the dedication by the owners of
the west thirty (30) feet of said real estate to
the Village of Deerfield as and for street purposes.

SECTION 1. That the approval of the planned development
THREE: hereby given is subject to the further'conditions
that (a) the owners submit for approval a final
plat of resubdivision of the real estate described in Section One hereof,
(b) that the owners either post a bond or deposit in escrow adequate
security in the manner described in Section VI,B,D,3,b of the Zoning
Ordinance of the Village of Deerfield, to insure the installation of public
improvements on the portion of the subject premises dedicated by virtue of
Section Two hereof, which bond or escrow shall terminate five (5) years
after the effective date of this ordinance, and (c) except as otherwise
provided in this Ordinance, comply with all requirements of the Village
Code of the Village of Deerfield necessary for the approval of said final
plat.
2. That in the event that the Village of Deerfield
shall through special assessment proceedings, construct and install improve-
ments in Gordon Terrace and Kenmore Avenue as herein described, the developers,
JACK and THERESE KITZEROW, in addition to such sum as may be assessed against
said Lot 130, pursuant to said special assessment proceeding, shall contribute
and pay to the public benefit fund of the Village of Deerfield the sum of 1/000
SECTION That the Village Clerk is hereby directed to
FOUR: publish this Ordinance in pamphlet form.
SECTION That this Ordinance shall be in full force and
FIVE: effect from and after its passage, approval and
publication as provided by law.
