ORDINANCE NO. 0 -72- 27 AN ORDINANCE APPROVING A PLANNED DEVELOPMENT (Hovland Lot 1'21) WHEREAS, the Plan Commission of the Village of Deerfield has heretofore held a public hearing on the application of JACK and MARY B. GASPARAC for the approval of a single- family resi- dential planned development of certain real estate hereinafter des- cribed and classified in the R -1 -B District under the Zoning Ordinance of the Village of Deerfield; and WHEREAS, said hearing was held pursuant to duly published notice thereof and was in all respects held according to law; and WHEREAS, the Plan Commission of the Village of Deerfield, after considering the evidence adduced, recommended that said planned development be approved subject to certain conditions and restrictions. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS: SECTION That the proposed single - family planned residential ONE: development of the real estate legally described as follows: Lot 121 in the subdivision of J. S. Hovland's First Addition to Deerfield, a subdivision of the Southwest Quarter (except the Northwest`Q'uarter of the Northwest Quarter thereof) of Section 32, Township 43 North, Range 12 East of the Third Principal Meridian, as shown on the Plat of said Subdivision recorded November 7, 1924 as Document 248380 in Lake County, Illinois and as set forth and described on the attached plan of development and preliminary plat of resubdivision, which plan and plat of resubdivision are made a part of this Ordinance, be and it is hereby approved subject to the conditions and restrictions hereinafter set forth. SECTION That the approval of said planned development is TWO: conditioned upon the following: a. That the owners dedicate the west thirty (30) feet of said real estate to the Village of Deerfield as and for street purposes. b. The approval of said planned development, which is hereby given, reflects, in particular, a lot area variation of 100 square feet, as to proposed Lot 1, so as to permit'a lot having an area of 10,700 square feet in lieu of the required 10,800 square feet. SECTION That the approval of the planned development hereby THREE: given is subject to the further condition.that the owners submi —for approval a final plat of resubdivision of the real estate described in Section One hereof and, except as otherwise provided in this Ordinance, comply with all requirements of the Village Code of the Village of Deerfield necessary for'the approval of said final plat. SECTION That the Village Clerk is hereby directed to FOUR: publish this-Ordinance in pamphlet form. SECTION That this Ordinance shall be in full force and FIVE: effect from and'after its-passage, approval and publication,.as provided by law. AYES: FOUR (4 ) NAYS: NONE (0.)
