AN ORDINANCE APPROVING A PLANNED DEVELOPMENT

WHEREAS, the Plan Commission of the Village of Deerfield
has heretofore held a public hearing on the application of
JAMES TIFFANY and MARIE C. MACKAY for the approval of a single -
family residential planned development of certain real estate
hereinafter described and classified in the R -1 -B District under
the Zoning Ordinance of the Village of Deerfield; and
WHEREAS, said hearing was held pursuant to duly published
notice thereof and was in all respects held according to law; and
WHEREAS, the Plan Commission of the Village of Deerfield,
after considering the evidence adduced and, in particular, the
relationship of said real estate to a planned development of neighbor-
ing properties known as Laurel Hill Unit No. 5, and recommended that
said planned development be approved subject to certain conditions
and restrictions.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD
OF TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That the proposed single - family planned residential
ONE: development of the real estate legally described
as follows:
Lot 77 in the J.S. Hovland Subdivision, being
the first addition to Deerfield, in the South-
west Quarter of Section 32, Township 43 North,
Range 12 East of the Third Principal Meridian,
in Lake County, Illinois.
and as set forth and described on the attached plan of development
and preliminary plat of resubdivision, which plan and plat of
resubdivision are made a part of this Ordinance,.be and it is hereby
approved subject to the conditions and restrictions hereinafter set
forth.
SECTION That the approval'of said planned development is
TWO: conditioned upon the following:
That the owners dedicate the east thirty (30) feet of
said real estate to the Village of Deerfield as and for street pur-
poses and construct and install full and complete subdivision
improvements in accordance with the applicable provisions of the
Municipal Code of the Village of'Deerfield to serve the lot(s)
which will front on the proposed street to be constructed and
installed along the East line of the subject property.
SECTION That the approval of the planned development
THREE: hereby given is subject to the further condition
that the owner submit for approval a final plat of resubdivision
of the real estate described in Section One hereof and, except as
otherwise provided in this Ordinance, comply with all requirements
of the Village Code of the Village of Deerfield necessary for the
approval of said final plat.
SECTION That the Village Clerk is hereby directed to
FOUR: publish this Ordinance in pamphlet form.
SECTION That this Ordinance shall be in full force and
FIVE: effect from and after its passage, approval and
publication, as provided by law.
