AN ORDINANCE :GRANTING A VARIATION FROM Tl1E
PROVISIONS OF THE ZONING ORDINANCE WITH
RESPECT TO THE PROPERTY LOCATED-AT WAUKEGAN
ROAD AND LAKE -COOK ROAD, DEERFIELD, ILLINOIS

WHEREAS, AD- .CRAFT SIGN COMPANY has petitioned for certain
variations from the strict provisions of the Zoning Ordinance of
the Village of Deerfield, passed May-4, 1953, as amended; and
WHEREAS, pursuant to notice duly published as required by
statute, a public hearing on said petition was held and conducted
by the Zoning Board of Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the
President and Board of Trustees its written findings of fact and
recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS,
AS FOLLOWS:
SECTION That the findings of fact and recommendation of the
ONE: Zoning Board of Appeals are hereby concurred in and
adopted as the findings of fact of the President-and
Board of Trustees.
SECTION That there are practical difficulties and particular
TWO: hardship in the way of carrying out the strict let-
ter of the provisions of the Zoning Ordinance of the
Village of Deerfield as applied to Petitioner's property-which is
legally described as follows:
That part of the Northeast 1/4 of Section 4, Township 42
North, Range 12 East of the Third Principal Meridian
described as follows,: commencing -at the point of inter-
section of a line 50.0; feet South of (measured perpendicu-
larly) and parallel with said North line of Northeast 1/4
of Section 4 with a line 50.0 feet Westerly of (measured
perpendicularly) and parallel with center line of the said
Waukegan Road, thence Southeasterly in said line parallel

with said center line 78.12 feet; thence Southwesterly
perpendicular to said parallel line 190.0 feet; thence
Northwesterly in a line parallel with said center line
175.0 feet to its point of intersection with said line
50.0 feet South of and parallel with said North line
of the Northeast 1/4; thence East in said parallel line
213.27 feet to the above last described place of begin-
ning all said property commonly known as the Southwest
corner of Waukegan and County Line Roads in Cook County,
Illinois
SECTION That a variation from.the strict provisions of
THREE: Sections XVII, B -1 -b and XVII, B -3 -d of the Zoning
Ordinance of the Village of Deerfield, passed
May 4, 1953, as amended with respect to the property hereinabove
described is hereby.granted so as to permit the construction,
erection and maintenance of one free- standing,illuminated, double -
faced sign not exceeding 75 square feet in area and not exceeding
27 feet in height which sign shall be located at the Petitioner's
discretion on the Subject Property at a point not less than ten
feet from the property line adjoining the Waukegan Road or Lake-
Cook Road right -of -way, and all in-accordance with plans presented
and filed with the Zoning Board of Appeals.
SECTION That -the variation hereby granted is subject to
FOUR: compliance by-Petitioner with all other applicable
provisions of the Zoning Ordinance and all other
applicable ordinances of the Village.
SECTION That this,Ordinance shall be in full force and effect
FIVE: from and after its passage and approval,. as provided
by law.
