O-70-16- 4,.. i ` ORDINANCE NO. 0-70- 16 AN ORDINANCE GRANTING A VARIATION FROM THE PROVISIONS OF THE ZONING ORDINANCE. WITH RESPECT TO THE PROPERTY LOCATED AT 700 WAUKEGAN ROAD, DEERFIELD, ILLINOIS WHEREAS, AMERICAN OIL COMPANY has petitioned for certain variations from the strict provisions of the Zoning Ordinance of the Village of Deerfield, passed May 4, 1953, as amended; and WHEREAS, pursuant to notice duly published as required by statute, a public hearing on said petition was held and con- ducted by the Zoning Board of Appeals of the Village of Deerfield; and WHEREAS, the Zoning-Board of Appeals has filed with the President and Board of Trustees its written findings of fact and recommendations. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS: SECTION That the findings ONE: the Zoning Board in and adopted as President and Board of Trustees. of fact and recommendation of of Appeals are hereby concurred the findings of fact of the SECTION That there are practical difficulties and particular TWO: hardship in the way of carrying out the strict letter of the provisions of the Zoning Ordinance of the Village of Deerfield as applied to Petitioner's property which is legally described as follows: Lot 17 in owner's first addition in the Deerfield, a subdivision of part of the Section 33, Township 43 North, Range 12 Third Principal Meridian according to t recorded September 25, 19:5 as Document Book J of Plats pages 46 and 47 in Lake Village of North 1/2 of East of the 4e plat thereof No. 161061 in County, Illinois. SECTION That a variation from the strict provisions of THREE: Section XVII, B -1 -b and B -3 -d of the Zoning Ordinance of the Village of Deerfield, passed May 4, 1953, as amended with tespect to the .property hereinabove described, is hereby granted so as to permit the erection of a 55 1/2 square foot double -faced illuminated sign, located at the front property line, and two feet north of the south property line, with a total height of 20 feet 8 inches and all in accordance with plans pre- sented and filed with the Zoning Board of Appeals. SECTION That a variation is hereby granted is subject to FOUR: compliance by Petitioner with all other applicable provisions of the Zoning Ordinance and all other applicable ordinances of the Village. SECTION That this Ordinance shall be in full force and F VE: effect from and after its passage and approval, as provided by law.
