AN ORDINANCE GRANTING A VARIATION FROM THE
PROVISIONS OF THE ZONING ORDINANCE WITH
RESPECT TO THE PROPERTY LOCATED AT
1631 GARAND DRIVE, DEERFIELD, ILLINOIS
WHEREAS, MELVIN H. SIMON has petitioned for certain variations
from the strict provisions of the Zoning Ordinance of the Village
of Deerfield, passed May 4, 1953, as amended; and
WHEREAS, pursuant to notice duly published as required by
statute, a public hearing on said petition was held and conducted by
the Zoning Board of Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the
President and Board of Trustees its written findings of fact and
recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS,
AS FOLLOWS:
SECTION That the findings of fact and recommendation of the
ONE: Zoning Board of Appeals are hereby concurred in and
adopted as the findings of fact of the President and
Board of Trustees.
SECTION That there are practical difficulties and particular
TWO: hardship in the way of carrying out the strict let-
ter of the provisions of the Zoning Ordinance of the
Village of Deerfield, as applied to Petitioner's property, which is
legally described as follows:
Lot 7 in Vernon V. Sherman's Old Grove Estates Greenmont
Subdivision Unit One, being a Subdivision of the E 592.40
feet (except the W 42.40 feet of the S 200 feet thereof)
of the N 1/2 of the N 1/2 of the S 1/2 of Section 30,
Township 43 North, Range 12 East of the Third Principal
Meridian in Lake County, Illinois.
SECTION That a variation from the strict provisions of
THREE: Section VI -C -1 of the Zoning Ordinance of the
Village of Deerfield, passed May 4,.1953, as
amended with respect to the property hereinabove described, is hereby
granted so as to permit the construction of a garage addition to
the residence located on said property which will result in a
front yard of 29 feet 10 1/4 inches in lieu of the required
35 feet, all in accordance with plans presented and filed with the
Zoning Board of Appeals.
SECTION That the variation hereby granted is subject to
FOUR: compliance by Petitioner with all other applicable
provisions of-the Zoning Ordinance and all other
applicable ordinances of the Village.
SECTION That this Ordinance shall be in full force and
FIVE: effect from and after its passage and approval,
as provided by law.

variation to permit the construction of a garage addition at
1631 Garand Drive, for your records. A copy has been given to the
Building Commissioner and he can now issue the building permit.

you may record it with the Recorder of Deeds of Lake County, County
D� Building, Waukegan, Illinois 60085. The recording fee will be $4.50
and must be submitted with the ordinance.
