AN ORDINANCE APPROVING A PLANNED DEVELOPMENT (HOVLAND LOT 146) Passed and approved by the President and Board of Trustees the 2nd day of June , A.D. 1969. Published in pamphlet form by authority of the corporate authorities of the Village of Deerfield, Illinois, the. 2nd day of June , A.D. 1969. ORDINANCE NO. 0 -6914 AN ORDINANCE APPROVING.A PLANNED DEVELOPMENT (HOVLAND LOT 146) WHEREAS, the Plan Commission of the Village of Deerfield has heretofore held a public hearing on the application of THEODORE A. GOLEMBA for the approval of a single family resi- dential planned development of certain real estate hereinafter described located in the Hovland Subdivision and classified in the R -1 -B District of the Zoning Ordinance of the Village of Deerfield; and WHEREAS, the said hearing was held pursuant to.duly published notice thereof and was in all respects held according to law; and WHEREAS, the Plan Commission of the Village of Deerfield, after considering the evidence adduced, recommended that said planned development be approved subject to certain conditions and restrictions. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS: SECTION That the proposed single family planned residential ONE: development of the real estate legally described as follows: Lot 146 in the subdivision of J. S. Hovland First Addition to Deerfield, a Subdivision of the South- west Quarter (except the Northwest Quarter of the Northwest Quarter thereof) of Section 32, Township 42 North, Range 12, East of the Third Principal Meridian, in Lake County, Illinois, and as set forth and described on the attached plan of development and preliminary plat of resubdivision, which plan and plat of re- subdivision are made a part of this Ordinance, be and it is hereby approved subject to the conditions and restrictions hereinafter set forth. SECTION That the approval of said planned development is con - TWO: ditioned upon the following: 1. That the developer, Theodore A. Golemba, construct and install an 8 -inch water main along that portion of Laurel .Avenue upon which Lot 146 fronts, and construct and install full storm sewer im- provements (including all appurtenances and connections necessary to connect the same to a trunk storm sewer installed in Laurel .Avenue); and three (3) sanitary sewer house services complete, connected to the sanitary sewer main; street lighting and street signs in accordance with the applicable provisions of the Village Code in the following streets or portions thereof: That portion of Laurel .Avenue upon which Lot 146 fronts; or contribute his proportionate share of the cost of such improvements in the event such improvements are installed by others. R. That in the event that the Wilage of Deerfield shall, through special assessment proceedings, construct and install improvements in the streets or portions thereof described in paragraph 1, the developer, Theodore A. Golemba, in addition to such sum as may be assessed against said Lot 146 pursuant to said special assessment proceeding, shall contribute and pay to the public benefit fund of the Village of Deerfield the sum of $ 125.00 SECTION That the approval of the planned development)" here"by THREE: given is subject to the further condition that the developer, Theodore A. Golemba, submit for approval a final plat of resubdivision of the real estate described in Section One hereof and except as otherwise provided in this Ordinance comply with all requirements of the Village Code of the Village of Deerfield necessary for the approval of said final plat. SECTION That the Village Clerk is hereby directed to FOUR: publish this Ordinance in pamphlet form.
