AN ORDINANCE GRANTING VARIATIONS FROM
THE PROVISIONS OF THE ZONING ORDINANCE
WITH RESPECT TO THE PROPERTY COMMONLY
KNOWN AS 655 WAUKEGAN ROAD, DEERFIELD
WHEREAS, Shell Oil Co. has petitioned for certain variations
from the strict provisions of the Zoning Ordinance of the Village
of Deerfield, passed May 4, 1953, as amended; and
WHEREAS, pursuant to notice duly published as required by
statute, a public hearing on said petition was held and conducted
by the Zoning Board of Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the
President and Board of Trustees its written findings of fact
and recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD
OF TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendations of
ONE: the Zoning Board of Appeals is hereby concurred
in and adopted as the findings of fact of the
President and Board of Trustees.
SECTION That there are practical difficulties and parti-
TWO: cular hardship in the way of carrying out the
strict letter of the provisions of the Zoning
Ordinance of the Village of Deerfield as applied to Petitioner's
property which is legally described as follows:
Lot 56 and the Southerly 85 feet of Lot 53 of Goldman's
North Shore Golf Links Subdivision in the North half
of the Northwest quarter of Section 33, Township 43
North, Range 12, East of the Third Principal Meridian,
in the Village of Deerfield, Lake County,.Illinois.
SECTION That a variation from the strict provisions of
THREE: Section XIII, D -3, of the Zoning Ordinance of
the Village of Deerfield, passed May 4, 1953,
as amended, with respect to the property hereinabove described,
is hereby granted so as to permit a rear yard.of 43 feet in

lieu of the required 50 feet. This variation is granted subject
to the following conditions:
1. That Petitioner submit to the Building Department
of the Village a survey of the subject property with
buildings and improvements spotted thereon prepared by
a licensed Illinois land surveyor.
2. That the Petitioner erect a steel barricade and a
fence not less than 7 feet in height along the east
boundary line of the subject property in accordance
with specifications issued by the Village Building
Department.
SECTION That a variation from the strict provisions of
FOUR: Section XVII, B, of the Zoning Ordinance of the
Village of Deerfield, passed May 4, 1953, as
amended, with respect to the property hereinabove described,
is hereby granted so as to permit the continued maintenance
of an illuminated sign not exceeding 36 square feet in area
in the required front yard at a point not nearer than 8 feet
6 inches from the front property line of the subject property.
This variation is subject to the condition that said sign be
a stationary sign without movable parts.
SECTION That the variations hereby granted are subject
FIVE: to the condition that there be compliance by
the Petitioner with all other applicable
ordinances of the Village.
SECTION That this Ordinance shall be in full force
SIX: and effect from and after its passage and
approval, as provided by law.
