AN ORDINANCE'GRANTING A VARIATION FROM
THE PROVISIONS OF THE ZONING ORDINANCE
WITH RESPECT TO THE PROPERTY COMMONLY
KNOWN AS 1460 WAUKEGAN ROAD,- DEERFIELD
WHEREAS, SUNRAY DX OIL CO.'has petitioned for a variation
from the strict provisions of the Zoning Ordinance of the Village
of Deerfield, passed May 4, 1953, as amended; and
WHEREAS, pursuant to notice duly published as required by
statute, a public hearing on said petition was held and conducted
by the Zoning Board of Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the
President and Board of Trustees its written findings of fact
and recommendations.
NOW THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD
OF TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendation of
ONE: the Zoning Board of Appeals is hereby concurred
in and adopted as the findings of fact of the
President and Board of Trustees.
SECTION That there are practical difficulties and parti-
TWO: cular hardship in the way of carrying out the
strict letter of the provisions of the Zoning Ordi-
nance of the Village of Deerfield as applied to petitioner's pro-
perty which is legally described as follows:
That part of the Northeast quarter of Section 29, Town-
ship 43 North, Range 12, East of the Third Principal
Meridian, described as follows: beginning at the point
of intersection of the center line of Telegraph Road
(so- called) with the Easterly right -of -way line of the
Chicago, Milwaukee, St. Paul & Pacific Railway Company
which point is S. 360 32' E., 641.1 feet from a point
in the North line of the aforesaid quarter section, said
last point being 474 feet'East of the Northwest corner
of the aforesaid quarter section; thence S. 360 32' E.
on the center line of said Telegraph Road (so- called),
561.5 feet; thence S: 590 20' W., 211.15 feet to the
Easterly right -of -way line of the aforesaid Railway;
thence Northwesterly along said Easterly right -of -way
line 579.3 feet to the place of beginning, in Lake County,
Illinois,
TRACT B: Beginning at the Southerly corner of said above
described property; thence Southwesterly along the Southerly
line thereof 75 feet; thence Northwesterly parallel with
the Easterly line thereof, 54 feet; thence Southwesterly
to a point 68 feet north of the S'.W.'corner of said described
property; thence Northerly along said Westerly line 45 feet;
or the-Easterly line of the right of way of the Chicago,
Milwaukee, St. Paul and Pacific Railway, to a point 113
feet North of the Southwesterly corner of said above
described property; thence Easterly 65 feet to a point
102 feet North of the Southerly line of said property,
and Northerly 105 feet to a point 7 feet:West of the
Easterly line measured at an angle of 900 to said
Easterly line; thence Easterly 7 feet to the Easterly
line of said property; thence South along the Easterly
line of said property to the point of beginning, of
Section 29, Township 43 North, Range 12, East of the
Third Principal Meridian, in Lake County, Illinois, and
commonly known as 1460 Waukegan Road, Deerfield, Illinois.
SECTION That a variation from the strict provisions of
THREE: Section XVII -B of the Zoning Ordinance of the
Village of Deerfield, passed May 4, 1953, as
amended, with respect to the property hereinabove described, is
hereby granted so as to permit the erection of a double- faced,
illuminated sign of approximately 29.16 square feet located 15
feet behind the property line in the required front yard.

SECTION That the variation hereby granted is subject
FOUR: to the condition that there be compliance by
the petitioner with all other applicable ordi-
nances of the Village.
SECTION That this Ordinance shall be in full force and
FIVE: effect from and after its passage and approval,
as provided by law.
