AN ORDINANCE AMENDING THE ZONING MAP
OF THE ZONING ORDINANCE OF THE
VILLAGE OF DEERFIELD
WHEREAS, the Plan Commission of the Village of Deerfield,
pursuant to proper notice, has held a public hearing upon the
request of the owner of certain real estate hereinafter described
to rezone and reclassify said real estate from the R -1 One- Family
District to the R -1 -A One - Family District in order to construct
thereon and utilize said real estate for the purposes of a sub-
division of detached, single - family residences; and
WHEREAS, the said Plan Commission has recommended approval
of said owner's proposed plan of development of said real estate
subject to certain conditions and restrictions and has recom-
mended that the President and Board of Trustees amend the Zoning
Map of the Zoning Ordinance of the Village to so rezone and
reclassify said real estate in order to authorize said development;
and
WHEREAS, the owner, recognizing that the conditions and restric-
tions on the proposed use and development of said real estate as
recommended by the Plan Commission are in the best interests both
of the public and the owner, has agreed to submit a final pplat of
subdivision containing no more than 22 lots, no more than 8 of
which shall be along the East boundary of said subdivision. The
owner has further agreed that no more than 2 of the 8 lots along
the Eastern boundary shall abut Peterson's Addition to North Woods
Subdivision, that none of the said 22 lots will be resubdivided,
and that the final plat of subdivision will indicate a "no access"
strip along the rear lot line of all lots abutting Waukegan Road;
and
WHEREAS, the President and Board of Trustees, in the exercise
of their legislative judgment, have determined that the proposed
use and development of said real estate, as represented by the owner
at the public hearing on the owner's request for rezoning, together
with the conditions and restrictions thereon recommended by the Plan
Commission and agreed to by the owner, is in the best interest of
the Village and have further determined that the rezoning and re-
classifying of said real estate to permit said proposed use and

development similarly is in the best interest of the Village.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD
OF TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That the Zoning Map of the Village of Deerfield
ONE: included and made a part of the Village of Deer-
field Zoning Ordinance, passed May 4, 1953, as
amended, is hereby further amended by rezoning and reclassifying
the real estate, the legal description of which is set forth below,
from the R -1 One- Family District to the R -1 -A One- Family District
and the corresponding changes in designations on the Zoning Map
are hereby made.
Parcel 1: That part of the N 1/2 of the NW 1/4 of the NE
1/4 of Section 29, Township 43 North, Range 12, East of
the 3rd P.M., which lies Easterly of the center line of
Waukegan Road and South of the South line of North Avenue,
in Lake County, Illinois.
Parcel 2: The North 300.0 feet (except the East 400.0
feet thereof) of those parts of the SW 1/4 of the NE
1/4 of the NE 1/4 and of the S 1/2 of the NW 1/4 of
the NE 1/4 of Section 29, Township 43 North, Range 12,
East of the 3rd P.M., which lies Easterly of the center
line of Waukegan Road, in Lake County, Illinois.
Parcel 3: That part of North Avenue lying Westerly of
the East line of the NW 1/4 of the NE 1/4 of Section 29,
Township 43 North, Range 12, East of the 3rd P.M. and
lying Easterly of the center line of Waukegan Road.
SECTION That the rezoning hereby effected of the pro -
TWO: perty hereinabove described is expressly made
subject to the subdivision of said property in
the manner hereinabove set forth and to the restrictions and
conditions hereinabove set forth.
SECTION That the Village Clerk is hereby directed to
THREE: publish this Ordinance in pamphlet form.

publication, as provided by law.
