AN ORDINANCE APPROVING A TOLLWAY SIGN AND
SIGN MODIFICATIONS FOR THE PARKWAY NORTH CENTER
DEVELOPMENT AT DEERFIELD ROAD AND SAUNDERS ROAD
(THE JOHN BUCK COMPANY)
WHEREAS, the owner (the "Petitioner ") of the property commonly known as Parkway North
Center located at the southeast corner of Deerfield Road and Saunders Road and legally described on
Exhibit A attached hereto (the "Subject Property ") has petitioned the Plan Commission of the Village of
Deerfield for approval of a modified request to allow a double -faced 270 sq. ft. (30 ft. by 9 ft.) Tollway
identification sign with a maximum height of fifteen feet, seven inches (15 ft., 7 in.), installed on a stone
base, and consisting of the wording "Parkway North Center" in acrylic dimensional backlit letters, with
black film on the front face, and including a modification to allow one tenant corporate identity sign panel
for Marriott Suites, and not more than three (3) additional panels for tenant corporate identity signage
(logo, specific font, etc.), in black lettering and symbols only; and,
WHEREAS, the Plan Commission of the Village of Deerfield held a public hearing on May 12,
2011 to consider Petitioner's modified request for approval of said Tollway sign as an amendment to the
signage plan for Parkway North Center, said hearing being held pursuant to public notice and conforming
in all respects, in both manner and form, with the requirements of the statutes of the State of Illinois and
the Zoning Ordinance of the Village of Deerfield; and,
WHEREAS, the Plan Commission of the Village of Deerfield, after considering Petitioner's
modified proposal for a Tollway sign as an amendment to the approved signage plan for Parkway
North Center, and the evidence and supporting materials offered at said public hearing, has filed its
written report and recommendation with the President and Board of Trustees containing its written
findings of fact and recommendation that Petitioner's proposed Tollway sign, including a
modification to allow the Tollway sign to contain one tenant corporate identity sign panel for
Marriott Suites, and not more than three (3) additional panels for tenant corporate identity signage,
be approved as an amendment to the Signage Plan for Parkway North Center, and as an amendment
to the Special Use Planned Unit Development of the Subject Property in the I -1 Office, Research and
Restricted Industrial District; and,
WHEREAS, the President and Board of Trustees of the Village of Deerfield, having
considered and reviewed the Petition, the supporting materials submitted by Petitioner, and the
findings of fact and recommendations of the Plan Commission, have determined that Petitioner's
request for the Tollway sign, including the requested modification to allow the Tollway sign to
contain one tenant corporate identity sign panel for Marriott Suites, and not more than three (3)
additional panels for tenant corporate identity signage, should be approved as an amendment to the
Signage Plan for Parkway North Center to the extent provided herein and in accordance with the
plans, drawings and exhibits presented by the Petitioner and attached hereto as Exhibit B hereof, and
as an amendment to the Special Use Planned Unit Development of the Subject Property in the I -1
Office, Research and Restricted Industrial District;
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, in
the exercise of its home rule powers, as follows:
SECTION 1: That the President and Board of Trustees of the Village ofDeerfield do hereby
authorize and approve an amendment to the approved Signage Plan for Parkway North Center, as an

amendment to the Special Use Planned Unit Development of the Subject Property in the I -1 Office,
Research and Restricted Industrial District, to permit the following sign and sign modifications:
(a) a double -faced 270 sq. ft. (30 ft. by 9 ft.) Tollway identification sign with a maximum height of
fifteen feet, seven inches (15 ft., 7 in.), installed on a stone base, and consisting of the wording
"Parkway North Center" in acrylic dimensional backlit letters, with black film on the front face, and
including a modification to allow one tenant corporate identity sign panel for Marriott Suites, and not
more than three (3) additional panels for tenant corporate identity signage, with the sign letters to be
acrylic dimensional backlit letters with black film on the face, and with tenants using their corporate
identity (logo, specific font, etc.) for their tenant identification signage in black lettering and
symbols only.
SECTION 2: That the approval and authorization of said amendments to the approved
Signage Plan for Parkway North Center is hereby granted subject to the following additional
conditions, regulations and restrictions: (i) that the construction, maintenance and use ofthe Tollway
sign described in Section 1 of this Ordinance, as hereby approved, shall be in accordance with the
supporting documents, materials and exhibits attached hereto and made a part hereof as Exhibit B;
(ii) that the construction, maintenance and use of the Subject Property shall continue to be in
accordance with the previously approved Signage Plan for Parkway North Center, as hereby
amended; (iii) continued compliance by the Petitioner with all other applicable provisions of the
Zoning Ordinance and Municipal Code of the Village of Deerfield.
SECTION 3: That the amendment to the approved Signage Plan for the Subject Property,
hereby approved and authorized as an amendment to the Special Use Planned Unit Development of
the Subject Property, shall be binding upon and inure to the benefit of Petitioner and Petitioner's
successors, grantees, transferees and assigns, and any violation of the conditions hereinabove set

forth by the Petitioner or its successors, grantees, transferees or assigns shall authorize the revocation
of the amended Special Use hereby authorized.
SECTION 4: That the Village Clerk is hereby authorized and directed to record this
Ordinance in the office of the Recorder of Deeds of Lake County, Illinois at Petitioner's expense.
SECTION 5: That this Ordinance, and each of its terms, shall be the effective legislative act
of a home rule municipality without regard to whether such Ordinance should: (a) contain terms
contrary to the provisions of current or subsequent non - preemptive state law; or, (b) legislate in a
manner or regarding a matter not delegated to municipalities by state law. It is the intent of the
corporate authorities of the Village of Deerfield that to the extent that the terms of this Ordinance
should be inconsistent with any non - preemptive state law, this Ordinance shall supersede state law in
that regard within its jurisdiction.
SECTION 6: That this Ordinance shall be in full force and effect from and after its passage,
approval and publication in pamphlet form as provided by law.
