AN ORDINANCE AMENDING ARTICLE 9.02 -C OF THE ZONING
ORDINANCE OF THE VILLAGE OF DEERFIELD TO AUTHORIZE
SIGNAGE FOR PRIVATE ELEMENTARY AND MIDDLE SCHOOL
FACILITIES IN THE I -1 OFFICE, RESEARCH AND
RESTRICTED INDUSTRIAL DISTRICT
WHEREAS, Petitioner, Hellenic American Academy of Chicagoland, the owner of certain
property commonly known as 1085 Lake Cook Road, has petitioned for a text amendment to Article
9.02 -C PUD of the Zoning Ordinance of the Village of Deerfield to permit identification signage for
private elementary and middle schools located in an I- IOffice, Research and Restricted Industrial
District Planned Unit Development; and,
WHEREAS, the Plan Commission of the Village of Deerfield held a public hearing on
February 24, 2005 to consider said text amendment, said hearing being held pursuant to public notice
and conforming in all respects, in both mariner and form, with the requirements of the Zoning
Ordinance of the Village of Deerfield and the statutes of the State of Illinois; and,
WHEREAS, the Plan Commission of the Village of Deerfield, after considering the evidence
and supporting materials presented at said hearing, submitted its written report and findings of fact to
the Board of the Trustees of the Village of Deerfield recommending a text amendment to Article
9.02 -C PUD, I -1 Office, Research and Restricted Industrial District, Planned Unit Development, to
permit not more than one (1) on -site ground sign for a private elementary and middle school located
in an I -1 Planned Unit Development; and,
WHEREAS, the President and Board of Trustees of the Village of Deerfield concur in the
recommendation of the Plan Commission and have determined that it is in the best interests of the
Village of Deerfield that the text of the Zoning Ordinance be amended as provided herein; .
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, in
the exercise.of its home rule powers, as follows:
SECTION 1: That Article 9.02 -C PUD, I -1 Office. Research and Restricted Industrial
District. Planned Unit Development, of the Zoning Ordinance of the Village of Deerfield be and the
same is hereby amended to add the following as Paragraph 11 thereof.
11. Sianaae for private elementary and middle school facilities
located in the I -1 Office, Research and Restricted Industrial
District
a. Number and Content
(1.) Ground Sian
Not more than one (1) on -site ground sign shall be
permitted for a private elementary and middle school.
Said sign shall only indicate the name and/or address
of the school. Said sign may contain a changeable
sign window no larger than six (6) square feet in area.
b. Area
(1) Ground Sign
The maximum surface area shall not exceed 38 square
feet.

C. Location
(1) Ground Sign
An on -site ground sign may be located in a required
front yard provided it does not cause a safety problem
for entering and exiting vehicles and pedestrians.
d. Height
(1) Ground Sign
An on -site ground sign shall project no higher than
four feet six inches (4'6") above grade.
e. Illumination
(1) Ground Sign
An on -site ground sign may be illuminated.
SECTION 2: That this Ordinance, and each of its terins, shall be the effective legislative act
of a home rule municipality without regard to whether such Ordinance should: (a) contain terms
contrary to the provisions of current or subsequent non - preemptive state law; or, (b) legislate in a
manner or regarding a matter not delegated to municipalities by state law. It is the intent of the
corporate authorities of the Village of Deerfield that to the extent that the terms of this Ordinance
should be inconsistent with any non- preemptive state law, this Ordinance shall supersede state law in
that regard within its jurisdiction.

approval and publication in pamphlet form as provided by law.
