AN ORDINANCE APPROVING AN AMENDMENT TO THE
SIGNAGE PLAN FOR 570 LAKE COOK ROAD AS AN AMENDMENT
TO A SPECIAL USE I -1 PLANNED UNIT DEVELOPMENT
WHEREAS, the owner of certain property commonly known as 570 Lake Cook Road
and legally described on Exhibit A attached hereto (the "Subject Property ") has petitioned the
Plan Commission of the Village of Deerfield to approve an amendment to the previously
approved Signage Plan for the Subject Property as an amendment to the Special Use Planned
Unit Development heretofore approved for the Subject Property in the I -1 Office, Research,
Restricted District to allow two new address wall signs, and a new monument ground sign on the
Subject Property as provided herein; and,
WHEREAS, the Plan Commission of the Village of Deerfield held a public hearing. on
March 11, 2004 to consider Petitioner's request for an amendment to the approved Signage Plan
for the Subject Property to allow new address wall signs with an area of approximately 20 square
feet consisting of the numerals "570" fabricated of aluminum, flat cut -out numbers painted dark
bronze, and a new directory ground sign with an area of approximately 28.125 square feet with a
single -face illuminated display on a fabricated metal cabinet with a white enamel finish on a
black metal secondary cabinet with five (5) removable panels for tenant identification to replace
an existing, previously approved ground sign; and,
WHEREAS, said public hearing was held pursuant to public notice duly given and
published as required by statute and conforming in all respect, in both manner and form with the

requirements of the statutes of the State of Illinois and the Zoning Ordinance of the Village of
Deerfield; and,
WHEREAS, the Plan Commission of the Village of Deerfield, after considering the
proposed amendments to the approved Signage Plan for the Subject Property and the evidence
and supporting materials offered at said hearing, has submitted its written report and
recommendation to the President and Board of Trustees of the Village of Deerfield that said
amendment to the approved Signage Plan should be approved as an amendment to the Special
Use Planned Unit Development of the Subject Property in the I -1 Office, Research and
Restricted District; and,
WHEREAS, the President and Board of Trustees find that said amendment to the
approved Signage Plan for the Subject Property should be approved as an amendment to the
Special Use Planned Unit Development of the Subject Property in the I -1 Office, Research,
Restricted District authorizing and permitting two new wall signs containing the address
numerals "570" on the south and west elevations of the building, and a new monument ground
sign to replace the existing monument ground sign in the same location, all in accordance with
the plans and exhibits presented by the Petitioner and attached hereto as Exhibit B hereof,
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, in the exercise of its home rule powers, as follows:
SECTION 1: That the President and Board of Trustees of the Village of Deerfield do
hereby find that the requested amendment to the approved Signage Plan for the Subject Property
fully complies with the requirements and standards set forth in Article 9.02 -C and Article 13.11
of the Zoning Ordinance of the Village of Deerfield and is hereby authorized and approved as an

amendment to the previously approved Signage Plan for the building at 570 Lake Cook Road,
and as an amendment to the Special Use Planned Unit Development of the Subject Property,
subject to the conditions hereinafter set forth.
SECTION 2: That approval and authorization of the following amendments to the
approved Signage Plan is hereby granted as an amendment to the Special Use Planned Unit
Development of the Subject Property in the I -1 Office, Research, Restricted Industrial District,
subject to the conditions, regulations and restrictions set forth in Section 3 of this Ordinance:
A. An address wall sign not more than 10 square feet in area consisting of the
numerals "570" fabricated of aluminum flat cut -out numbers to be painted 41 -313
Dark Bronze and stud mount installed on the south elevation of the building in
accordance with plans, drawings and exhibits listed on Exhibit B attached hereto.
B. An address wall sign not more than 10 square feet in area consisting of the
numerals "570" fabricated of aluminum flat cut -out numbers to be painted 41 -313
Dark Bronze and stud mount installed on the west elevation of the building in
accordance with plans, drawings and exhibits listed on Exhibit B attached hereto.
C. A development identification monument sign containing the name "Deerbrook
Corporate Center" and the address 570 Lake Cook Road, with a single -face
illuminated display approximately 6 feet, 3 inches high and 4 feet, 6 inches wide,
with five white metal tenant identification panels, to be installed in place of, and
in the same location as, the existing development identification monument sign,
all in accordance with the plans, drawings and exhibits listed on Exhibit B
attached hereto.

SECTION 3: That the approval and authorization of said amendment to the approved
Signage Plan for the Subject Property is hereby granted subject to the following conditions: (i)
that all construction, maintenance and use of address number wall signs. and the development
identification monument .sign hereby approved shall be in accordance with the supporting
documents, materials and exhibits comprising the amendment to the Signage Plan for the Subject
Property attached hereto and made a part hereof as Exhibit B; (ii) except as otherwise provided
herein, the construction, development, maintenance and use of the Subject Property shall be in
accordance with the Final Development Plan hereto approved as a Special Use Planned Unit
Development of the Subject Property in the I -1 Office, Research, Restricted Industrial District, as
hereby amended; (iii) continued compliance by the Petitioner with all other applicable provisions
of the Zoning Ordinance of the Village of Deerfield.
SECTION 4: That the amendment to the approved Signage Plan for the Subject
Property hereby approved and authorized as an amendment to the Special Use Planned Unit
Development of the Subject Property in the I -1 Office, Research, Restricted Industrial District,
shall be binding upon and inure to the benefit of Petitioner's successors, grantees, transferees and
assigns, and any violation of the conditions hereinabove set forth by Petitioner or its successors,
grantees, transferees or assigns shall authorize revocation of the amended Special Use hereby
authorized.
SECTION 5: That the Village Clerk is hereby authorized and directed to record this
Ordinance in the office of the Recorder of Deeds of Lake County, Illinois at Petitioner's expense.
SECTION 6: That this Ordinance, and each of its terms, shall be the effective legislative
act of a home rule municipality without regard to whether such Ordinance should: (a) contain
terms contrary to the provisions of current or subsequent non - preemptive state law; or, (b)

legislate in a manner or regarding a matter not delegated to municipalities by state law. It is the
intent of the corporate authorities of the Village of Deerfield that to the extent that the terms of
this Ordinance should be inconsistent with any non- preemptive state law, this Ordinance shall
supersede state law in that regard within its jurisdiction.
SECTION 7: That this Ordinance shall be in full force and effect from and after its
passage, approval and publication in pamphlet form as provided by law.

Per your letter of January 28, 20041 have revised the drawings to follow with the
changes you have recommended:
A) Monument sign -Copy deleted as specified. Sign is located in same location as
present: sign. Sign is smaller than existing sign. Old signs is 37.58 square feet
and the new sign is 28.125 square feet.
B) Wall sign -The roofline is shown 5' /Z" down from the top of wall. Overall height
of building is 46' -6 ". Square footage of both signs are 20 square feet.
Please let me know if this meets with your requirements? What is the agenda for
the meeting and date?

Corporate Center" and the address 570 Lake Cook Road, with a single -face
illuminated display approximately 6 feet, 3 inches high and 4 feet, 6 inches wide,
with five white metal tenant identification panels, to be installed in place of, and
in the same location as, the existing development identification monument sign,
all in accordance with the plans, drawings and exhibits listed on Exhibit B
attached hereto.

SECTION 3: That the approval and authorization of said amendment to the approved
Signage Plan for the Subject Property is hereby granted subject to the following conditions: (i)
that all construction, maintenance and use of address number wall signs and the development
identification monument sign hereby approved shall be in accordance with the supporting
documents, materials and exhibits comprising the amendment to the Signage Plan for the Subject
Property attached hereto and made a part hereof as Exhibit B; (ii) except as otherwise provided
herein, the construction, development, maintenance and use of the Subject Property shall be in
accordance with the Final Development Plan hereto approved as a Special Use Planned Unit
Development of the Subject Property in the I -1 Office, Research, Restricted Industrial District, as
hereby amended; (iii) continued compliance by the Petitioner with all other applicable provisions
of the Zoning Ordinance of the Village of Deerfield.
SECTION 4: That the amendment to the approved Signage Plan for the Subject
Property hereby approved and authorized as an amendment to the Special Use Planned Unit
Development of the Subject Property in the I -1 Office, Research, Restricted Industrial District,
shall be binding upon and inure to the benefit of Petitioner's successors, grantees, transferees and
assigns, and any violation of the conditions hereinabove set forth by Petitioner or its successors,
grantees, transferees or assigns shall authorize revocation of the amended Special Use hereby
authorized.
SECTION 5: That the Village Clerk is hereby authorized and directed to record this
Ordinance in the office of the Recorder of Deeds of Lake County, Illinois at Petitioner's expense.
SECTION 6: That this Ordinance, and each of its terms, shall be the effective legislative
act of a home rule municipality without regard to whether such Ordinance should: (a) contain
terms contrary to the provisions of current or subsequent non - preemptive state law; or, (b)

legislate in a manner or regarding a matter not delegated to municipalities by state law. It is the
intent of the corporate authorities of the Village of Deerfield that to the extent that the terms of
this Ordinance should be inconsistent with any non - preemptive state law, this Ordinance shall
supersede state law in that regard within its jurisdiction.
SECTION 7: That this Ordinance shall be in full force and effect from and after its
passage, approval and publication in pamphlet form as provided by law.
