Update #4
Updated Parking Requirements — KidSnips Tenant j
Deerfield Village Center f
Per your request, Gewalt Hamilton Associates, Inc. (GHA) has re- evaluated the parking
requirements for the project, which is now nearly fully occupied. Please refer to our
earlier work regarding the following:
Update #1
12/2/99 Sopraffina Marketcaffe', Blockbuster
Starbucks, Alley Cleaners
Update #2
5/22/00 Pearle Vision Optometrist, Mail Boxes Etc.
The Great Clips portion of Update #2 was withdrawn.
Update #3
11/16/00 Chipotle Mexican Grill
Current Operations (Field Observation)
Today, the site is very close to being fully occupied, with the exception of the 1,200 sf
space that is the current subject, and a 2,200sf space adjacent to it. As a result, we have
changed our approach to reviewing parking demand, instead, starting with the actual
parking demand experienced on -site today, and simply adding the future tenant's demand
on top.
Since the last update, there have been several changes in the area, as well as on -site. On-
site changes include following:
• The loss of Sopraffina and its replacement with the Red Star Tavern,
• Full occupancy of the second floor office area,
• Full occupancy of the residential component,
• Relocation of the majority of employee parking to the lot north of Deerfield
Road as well as to the lot east of the condo building,
• Maturity of the travel, shopping and parking patterns on site as well as in the
other recently redeveloped sections of the Deerfield CBD,
• Removal of construction staff and their equipment, including trucks,
dumpsters, materials, etc. (Some of this will return temporarily to build out
the KidSnips space, as well as in the future for eventual remodeling),
Update #4 - KidSnips
Deerfield Village Center

although adequate for short term operations. We do anticipate that the vacant spaces are
likely to be outside the most popular north lot.
Conclusion
Based upon the above, the provided parking is adequate for the proposed uses and,
overall, the actual measured parking demand is very nearly exactly that predicted at the
commencement of this process, several years ago.
We do anticipate the need for regular modifications to assigned employee parking areas,
and other on -site management tasks related to parking availability, however, that has
been well done to date and we anticipate the current level of attention continuing.

Description of Proposed Use
Fx. 6 -L
KidSnips is a locally owned group of stores which combine a children's hair salon with a toy
store. KidSnips stores are fun, colorful and "g- rated" places for local families to receive_ a high-
- quality haircut in a child friendly environment or pick up an unusual toy, hair accessory or novelty
item.
Founded in 1997 by Chicagoans Jill Gordon and Kim Stolze- 6 locations currently exist in:
• 479 Central Avenue — Highland Park
• Eden's Plaza — Wilmette
• Town Square Center- Wheaton
• NortrhPoint Shopping Center- Arlington Heights
• Westfield Shopping Town Hawthorn (formerly Hawthorn Center Mall) — Vernon Hills
• OakBrook Center - Oak Brook
KidSnips stores strive to make a haircut a fun experience for children. We achieve this goal
primarily by hiring "kid- friendly" stylists and providing them with special child oriented training. All
staff try to make children (and their parents) feel comfortable and welcome. KidSnips kid appeal
is further enhanced by the colorful, upscale look of the salon and the bountiful assortment of
toys /games /novelty items displayed throughout the shop.
KidSnips Deerfield will be approximately 1425 square feet. Aside from a handicapped accessible
bathroom and a small (approximately 110 sq feet) office /break room the remaining space will be
one open shop floor. Our store will contain 6 hair stations each featuring both a "regular" salon
chair and a "novelty" hair styling chair (ie a car, jeep, airplane). Children can choose whether to
sit in the "novelty" chair, the "regular" salon chair, or on their parent's laps. Each hair station will
contain a TV with a built -in VCR and a Nintendo 64 video game console. Clients can watch a
video or play Nintendo while getting their hair cut!
Lundia brand finished pine toy fixtures filled with toys, games and gift items will be placed
throughout the store; between the hair stations, along open walls, in windows and near the
checkout counter. Colorful, hand - painted murals with a jungle theme decorate any empty walls
and columns. A ceramic tile floor adds to the upscale look. Overall the visual impression is an
upscale, kid - friendly store.
Toy /hair care product sales are a significant part of KidSnips success. We estimate that in
Deerfield the toy /merchandise sales will be roughly 1/3 of the estimated $350,000 sales per year.
The types of merchandise KidSnips sells include:
• "Impulse" novelty toys (generally items that cost $5 or less)
Toys for children ages 1 -13 costing under $25 (especially gifts for children's birthday parties)
Boxed games and craft kits
• Hair care products such as bows, hair brushes, barrettes
3 lines of adult and children's "Professional" salon products including shampoo, conditioner,
styling sticks and gels etc.
