AN ORDINANCE AMENDING ARTICLES 2, 12, 13 and 14
OF THE ZONING ORDINANCE OF THE VILLAGE OF DEERFIELD
WHEREAS, the Plan Commission of the Village of Deerfield has
heretofore held a public hearing on the application of the Board of
Trustees of the Village of Deerfield to consider certain text
amendments to the Zoning Ordinance; and
WHEREAS, said hearing was held pursuant to duly published notice
thereof and was, in all respects, held according to law; and
WHEREAS, the Plan Commission of the Village of Deerfield, after
considering the evidence adduced, made written findings of fact in
favor of the proposed text amendments to the Zoning Ordinance of the
Village of Deerfield; and
WHEREAS, the President and Board of Trustees of the Village of
Deerfield have determined that the recommendations of the Plan
Commission as to the proposed text amendments will serve the best
interests of the Village of Deerfield.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD-, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That Article 2.3 -4,5 of the Zoning Ordinance of the

hereby further amended by adding the following at the

except that, irrespective of the foregoing, raised
decks, swimming pools and their accessory structures and
tennis courts shall be located no closer than eight (8)
feet from any lot line,"
SECTION That Article 13.7 -4,2,a of the Zoning Ordinance of the
TWO: Village of Deerfield, as amended, be and the same is
further amended by adding the following phrase to
subsection 2a, "Public Notice - By Applicant" as follows:
"except in those instances where the applicant seeks a
variation from height restrictions, in which case notice
shall be given to each owner of property within Five
Hundred (500) feet of the subject property."
SECTION That Article 12.9 -4,1,c of the Zoning Ordinance of the
THREE: Village of Deerfield, as amended, be and the same is
further amended by adding the following phrase to
subsection lc "Public Notice - by Applicant" as follows:

"except in those instances where the applicant seeks a
modification from height restrictions, in which case notice
shall be given to each owner of property within Five
Hundred (500) feet of the subject property."
SECTION That Article 14.2 of the Zoning Ordinance of the
FOUR: Village of Deerfield, as amended, be and the same is
further amended by amending the definition of "Sign,
Reader Board" as contained therein to read as follows:
"Sign, Reader Board - Any advertising structure having
changeable copy for the purpose of advertising special
events, sales, or to change on a regular basis, except
Church bulletin boards, theater marquees and other
permanent reader board signs with changeable copy."
SECTION That the Village Clerk is hereby directed to publish
FIVE: this Ordinance in pamphlet form.
SECTION That all ordinances „or parts of ordinances in conflict
SIX: herewith are, to the extent of such conflict, hereby
repealed.
SECTION That this Ordinance shall be in full force and effect
SEVEN: from and after its passage, approval and publication
as provided by law.
