AN ORDINANCE GRANTING MODIFICATION FROM THE SIGN PROVISIONS
OF THE ZONING ORDINANCE WITH RESPECT TO THE PROPERTY
COMMONLY KNOWN AS PARKWAY NORTH CENTRE, DEERFIELD, ILLINOIS
WHEREAS, The American National Bank and Trust Company of Chicago,
as Trustee under the provisions of Trust Agreements dated September
18, 1984, known as Trust No. 62258 and May 9, 1984, known as Trust
No. 60664 (collectively the "Owner "), and Deerfield- Saunders Joint
Venture (the "Developer ") (the Owner and Developer herein jointly
referred to as the "Applicant ") have petitioned for modification
from the strict provisions of Article 9 of the Zoning Ordinance of
the Village of Deerfield-passed April 17, 1978, as amended, to permit
the display of three temporary 10' x 20' V- shaped real estate signs
on the property described on Exhibit A attached hereto and made a
part hereof; and
WHEREAS, pursuant to notice duly published, as required by
statute, a public hearing on said petition was held and conducted by
the Zoning Board of Appeals of'the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the
President and Board of Trustees its written findings of fact and
recommendation.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendation of the
ONE: Zoning Board of Appeals recommending approval of the
petition with modifications are adopted by the
President and Board of Trustees.
SECTION That the President and Board of Trustees find that
TWO: unnecessary or undesirable circumstances would result
from carrying out the strict letter of the provisions
of the Zoning Ordinance of the Village of Deerfield as applied to
Applicant's property.
SECTION That a modification from the strict provisions of
THREE: Article 9 of the Zoning Ordinance of the Village of
Deerfield, passed April 17, 1978, as amended, with
respect to the property hereinabove described is hereby granted so
as to permit the display of three temporary V- shaped real estate
signs on the property, all in accordance with the design, plans and
specifications presented by the Applicant to the Zoning Board of
Appeals and the President and Board of Trustees, as follows:
A. The double -faced V- shaped sign fronting on the Tri-
State Tollway shall not exceed 10' x 20' per sign face
with the bottom of the sign a maximum of 5' above
grade. Said sign may be illuminated with external
lighting.
B. The double -faced V- shaped signs fronting on Deerfield
Road and Saunders Road, respectively, will not exceed
10' x 10' in size. The bottom of said sign may be a
maximum of 5' above grade.
C. The signs described in A and B above shall be permitted
for a period of 18 months from and after the passage
hereof.
SECTION That the modification hereby granted is subject to
FOUR: compliance by the Applicant with all other applicable
provisions of the Zoning Ordinance and with all other
applicable ordinances of the Village of Deerfield.
SECTION. That this Ordinance shall be in full force and effect
FIVE: from and after its passage and approval, as provided
by law.
