AN ORDINANCE APPROVING A PLANNED DEVELOPMENT AND
RESUBDIVISION OF LOTS 1, 2 AND 3 OF CHESTERFIELD LAUREL
HILL UNIT 13 AND LOTS 1, 2 AND 3 OF SHELLY'S RESUBDIVISION
WHEREAS, the Plan Commission of the Village of Deerfield has
heretofore held a public hearing on the application of MAURY LIPOWICH
and CHESTERFIELD BUILDERS (hereinafter collectively referred to as
"Owner ") for the approval of a single- family residential planned
development and resubdivision of certain real estate hereinafter
described and classified in the R -1 District under the Zoning
Ordinance of the Village of Deerfield; and
WHEREAS, said hearing was held pursuant to duly authorized notice
thereof and was in all respects held according to law; and
WHEREAS, the Plan Commission of the Village of Deerfield, after
considering the evidence adduced, recommended that said planned
development and resubdivision be approved subject to certain
conditions and restrictions.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That the proposed single- family planned development of
ONE: the real estate legally described on Exhibit A attached
hereto and made a part hereof and as set forth and
described on the plan of development and preliminary plat of resub-
division attached hereto as Exhibit B, which plan and plat of resub-
division are made a part of this Ordinance, be and it is hereby
approved subject to the conditions and restrictions hereinafter set
forth.
SECTION That the approval of the planned development is
TWO: conditioned upon the Owner dedicating the portion of
the subject property depicted as a dedication for
street purposes in the preliminary plat of resubdivision to the
Village of Deerfield as and for street purposes and obtaining all
other dedications required from adjoining property owners and also
as depicted thereon
SECTION That the approval of the planned development hereby
THREE: given is subject to the further conditions that (a)
the Owner submit for approval a final plat of resub-
division of the real estate described in Section One hereof which
contains variations hereby permitted from the Subdivision Code
consisting of a reduction of the required right -of -way width from
feet to 50 feet and a reduction in required cul -de -sac width from
100 feet to 80 feet, and (b) except as otherwise provided in this
Ordinance, said plat of resubdivision complies with all requirements
of the Village Codes of the Village of Deerfield necessary for the
approval of said final plat, and (c) that the Owner shall deposit
sufficient funds in escrow or make other provisions satisfactory to
the Village to insure the payment of the cost of the street improve-
ments within the area to be dedicated.
SECTION That the Village Clerk is hereby directed to publish
FOUR: this Ordinance in pamphlet form.
SECTION That this Ordinance shall be in full force and effect
FIVE: from and after its passage, approval and publication,
as provided by law.

STREET IN THE VILLAGE OF DEERFIELD
WHEREAS, the President and Board of Trustees of the Village of
Deerfield, after due investigation and consideration, have determined
that the nature and extent o-f the public use and the public interest
to be subserved is such as"to warrant the vacation of the street
hereinafter described; and
WHEREAS, the owners of the adjoining property have provided
other means of access in lieu of the street to be vacated and the
Corporate Authorities have.concurrently herewith adopted a Special -
Use Planned Residential Development Ordinance and a Final Plat of
Resubdivision including the property presently included in the
street to be vacated;
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That a public street in the Village of Deerfield,
ONE: having heretofore been dedicated by a document recorded
in the Office of the Recorder of Deeds of Lake County,
Illinois, which street is legally described on Exhibit A hereto and
as shown on and designated by the words "Hereby Vacated" on the Plat
hereto attached, which Plat for greater certainty is hereby made a
part of this Ordinance, be and the same is hereby vacated, inasmuch
as the same is.no longer required for public use and the public
interest will be subserved by.such vacation.
SECTION That upon effectiveness of the vacation, title to the

Chesterfield Development Corp. and Birchwood
Development Corp.
SECTION That upon passage and approval of this Ordinance, the
