AN ORDINANCE GRANTING MODIFICATION FROM THE SIGN
PROVISIONS OF THE ZONING ORDINANCE WITH RESPECT TO THE
PROPERTY COMMONLY KNOWN AS 570 LAKE -COOK ROAD, DEERFIELD, ILLINOIS
WHEREAS, the Flodstrom Construction Company has petitioned for a
modification from the strict provisions of Article 9 of the Zoning
Ordinance of the Village of Deerfield, passed April 17, 1978, as
amended, to permit the display of a double -faced illuminated real
estate sign at a height of 18 feet above the curb in lieu of the
permitted 10 feet and having a surface area of 200 square feet per
face in lieu of the permitted 20 square feet; and
WHEREAS, pursuant to notice duly published, as required by
statute, a public hearing on said petition was held and conducted by
the Zoning Board of Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the President
and the Board of Trustees its written findings of fact and
recommendation.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendation of the
ONE: Zoning Board of Appeals recommending approval of
portions of the petition and recommending denial of
portions of the petition are modified and adopted as so modified by
the President and Board of Trustees.
SECTION That the President and Board of Trustees find that
TWO: unnecessary or undesirable circumstances would result
from carrying out the strict letter of the provisions
of the Zoning Ordinance of the Village of Deerfield as applied to
Petitioner's property, which is legally described on Exhibit A
attached hereto and made a part hereof.
SECTION That a modification from the strict provisions of
THREE: Article 9 of the Zoning Ordinance of the Village of
Deerfield, passed April 17, 1978, as amended, with
respect to the property hereinabove described is hereby granted so
as to permit the display of the following sign:

An illuminated double -faced sign up to 98 square feet
in size per face with dimensions of 7 feet by 14 feet,
to be constructed in a "V" shaped configuration with a
45 degree angle and with its maximum height not to
exceed 13 feet above grade and to be permitted for a
period not to exceed 12 months. The illumination of
said sign, in accordance with the representations of
Petitioner, is permitted only between the hours of 6
A.M. and 11 P.M.
SECTION That the modification hereby granted is subject to
FOUR: compliance by the Petitioner with all other applicable
provisions of the zoning Ordinance and with all other
applicable ordinances of the Village of Deerfield.
SECTION That this Ordinance shall be in full force and effect
FIVE: from and after its passage and approval, as provided
by law.
