ORDINANCE NO. 0 -83 -25
AN ORDINANCE GRANTING A VARIATION FROM THE
PROVISIONS OF THE ZONING ORDINANCE WITH RESPECT TO THE
PROPERTY COMMONLY KNOWN AS 1537 CROWE AVENUE DEERFIELD ILLINOIS
WHEREAS, MR. CHARLES HUANG has petitioned for a variation from the strict
provisions of Articles 4.3-�6(3)(f)(2) of the Zoning Ordinance of the Village
of Deerfield, passed April 17, 1978, as amended, to permit the construction of
a two -car detached garage, 2 feet from the rear property line in lieu of the
required minimum 5 feet.
WHEREAS, pursuant to notice duly published, as required by statute, a
public hearing on said petition was held and conducted by the Zoning Board of
Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the President and
Board of Trustees its written findings of fact and recommendation.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendation of the Zoning Board
ONE: of Appeals are concurred in and adopted as the findings of fact
of the President and Board of Trustees.
SECTION That there are practical difficulties and particular hardships in
TWO: the way of carrying out the strict letter of the provisions of
the Zoning Ordinance of the Village of Deerfield as applied to
Petitioners' property, which is legally described as follows:
Lot 3 in Block 1 in Woodland Manor, a subdivision of
part of the N.W. 1/4 of the N.E. 1/4 of Sec. 29, T.
43N., R. 12 E. of the 3rd P.M. according to the plat
thereof recorded April 23, 1928 as Document No. 316521
in Book "S" of plats page 69 in Lake County.
SECTION That a variation from the strict provisions of Articles 4.3 -6(3)
THREE: (f)(2) of the Zoning Ordinance of the Village of Deerfield,
passed April 17, 1978, as amended, with respect to the property
hereinabove described, is hereby granted so as to permit the construction of a
two -car. detached garage 2 feet from the rear property line in lieu of the
required minimum of 5 feet, all in accordance with the plans presented and
filed with the Zoning Board of Appeals.
SECTION That the variation hereby granted is subject to compliance by the
FOUR: Petitioner with all other applicable provisions of the Zoning
Ordinance and with all other applicable ordinance of the Village
of Deerfield.
SECTION That this Ordinance shall be in full force and effect from and
FIVE: after its passage and approval, as provided by law.
