ORDINANCE NO. 0- 81 -53.
AN ORDINANCE GRANTING VARIATIONS FROM THE
PROVISIONS OF THE ZONING ORDINANCE WITH RESPECT TO
THE PROPERTY LOCATED AT OSTERMAN AVENUE AND WAUKEGAN ROAD
WHEREAS, First Federal Savings "and Loan Association of Wilmette has
petitioned for a variation from the strict provisions of Articles 5.1 -6,3c,
2.4 -9,2a and 2.4 -9,2b of the Zoning Ordinance of the Village of Deerfield,
passed April 17, 1978, as amended, to permit front yard screening of a 2 feet
in height in lieu of the required 4 feet of screening, to permit side and rear
yard screening of 2 feet in height in lieu of the required 5 feet of screening
and to permit a 4 foot rear yard in lieu of the required 10 foot width; and
WHEREAS, pursuant to notice duly published, as required by statute, a
public hearing on said petition was held and conducted by the Zoning Board of
Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the President and
Board of Trustees its written findings of fact and recommendation.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendation of the Zoning
ONE: Board of Appeals are concurred in and adopted as the findings of
fact of the President and Board of Trustees.
SECTION That there are practical difficulties and particular hardships
TWO: in the way of carrying out the strict letter of the provisions
of the Zoning Ordinance of the Village of Deerfield as applied
to Petitioner's property, which is legally described as follows:
Lot 1 in Block 2 in Hall and Osterman's Addition to
the Town of Deerfield in the Northwest 1/4 of Section
33, and the Northeast 1/4 of Section 32, Township 43
North, Range 12 East of the Third Principal Meridian,
according to the plat thereof recorded June 2, 1874 in
Book A of plats, page 16, in Lake County, Illinois.
SECTION That a variation from the strict provisions of Articles 5.1 -6,3c,
THREE: 2.4 -9,2a and 2.4 -9,2b of the Zoning Ordinance of the Village of
Deerfield, passed April 17, 1978, as amended, with respect to
the property hereinabove described, is hereby granted so as to permit front
yard screening of a 2 feet in height in lieu of the required 4 feet of
screening, to permit side and rear yard screening of 2 feet in height in lieu
of the required 5 feet of screening and to permit a 4 foot rear yard in lieu
of the required 10 foot width

SECTION That the variations hereby granted are subject to compliance by
FOUR: the Petitioner with all other applicable provisions of the Zon-
ing Ordinance and with all other applicable ordinances of the
Village of Deerfield.
SECTION That this Ordinance shall be in full force and effect from and
FIVE: after its passage and approval, as provided by law.
