ORDINANCE NO. 0-78-5
AN ORDINANCE GRANTING VARIATIONS FROM THE PROVISIONS OF
THE ZONING ORDINANCE WITH RESPECT TO THE PROPERTY
COMMONLY KNOWN AS 663 WAUKEGAN ROAD, DEEF'FIELD, ILLINOIS
WHEREAS, RICHARD HARRIS has petitioned for a variation from the strict
provisions of Sections XIII, G1, G2, G3 and XVIII,E of the Zoning Ordinance of
the Village of Deerfield, passed May 4, 1953, as amended, to permit alteration
of the existing structure to provide two additional service bays resulting in
a 3 foot 11 1/8 inch front yard in lieu of the required 5 feet, a minimum side
yard of 1 foot 11 3/4 inches in lieu of the required 12 feet, and a rear yard
of 28 feet 11 3/8 inches in lieu of the required 50 feet, said variations re-
sulting in the expansion of an existing non - conforming structure; and
WHEREAS, pursuant to notice duly published, as required by statute, a
public hearing on said petition was held and conducted by the Zoning Board of
Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the President and
Board of Trustees its written findings of fact and recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendations of the Zoning
ONE: Board of Appeals are hereby concurred in and adopted as the
findings of fact of the President and Board of Trustees.
SECTION That there are practical difficulties and particular hardships
TWO: in the way of carrying out the strict letter of the provisions
of the Zoning Ordinance of'the Village of Deerfield as applied
to Petitioner's property, which is legally described as follows:
Lot 53 (except the South 15 feet thereof) in Goldman's North Shore Golf
Links Subdivision, being a Subdivision in the North 1/2 of the N.W. 1/4
of Section 33, Township 43 North, Range 12, East of-the 3rd Principal
Meridian, according to the plat thereof recorded June 7, 1924, in Book
N of plats, page 7, as Document 241049, in Lake County, Ill.
SECTION That a variation from the strict provisions of Sections XIII,
THREE: G1, G2, G3 and XVIII,E of the Zoning Ordinance of the Village
of Deerfield, passed May 4, 1953, as amended, with respect to
the property hereinabove described, is hereby granted so as to authorize the
alteration of the existing structure to provide two additional service bays
resulting in a 3 foot 11 1/8 inch front yard in lieu of the required 5 feet,
a minimum side yard of 1 foot 11 3/4 inches in lieu of the required 12 feet,
and a rear yard of 28 feet 11 3/8 inches in lieu of the required 50 feet,
said variations resulting in the expansion of an existing non - conforming
structure, in accordance with the recommendations of the Zoning Board of Appeals.

SECTION That the variation hereby granted is subject to compliance by
FOUR: the Petitioners with all other applicable provisions of the
Zoning Ordinance and with all other applicable ordinances of
the Village of Deerfield.
SECTION That this ordinance shall be in full force and effect from
FIVE: and after its passage and approval, as provided by law.
