AN ORDINANCE GRANTING VARIATIONS FROM THE PROVISIONS
OF CHAPTER 20 OF THE MUNICIPAL CODE OF THE VILLAGE OF DEERFIELD
WHEREAS, VINCENT VECCHIONE has made application to the Plan Commission of
the Village of Deerfield for approval of a preliminary plat of resubdivision of
certain real estate hereinafter described and classified in the "R -2 Single
Family District" and the "R -6 Two Family District" of the Zoning Ordinance of
the Village of Deerfield; and
WHEREAS, said application was considered at a public meeting of the Plan
Commission and was, in all respects, held according to law; and
WHEREAS, the Plan Commission of Deerfield, after considering the evidence
adduced, recommended that said preliminary plat of resubdivision be approved
subject to certain conditions and restrictions.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:
SECTION That the proposed residential development of the real estate
ONE: legally described on Exhibit A attached hereto and as set
forth and described on the attached preliminary plat of re-
subdivision, which preliminary plat of resubdivision is made a part of this
ordinance, be and is hereby approved, subject to the conditions and restric-
tions hereinafter set forth.
SECTION (a) That the cul -de -sac depicted on said preliminary plat of
TWO: resubdivision shall be permitted to have a length greater than
300 feet as required by Chapter 20 of the Municipal Code of the
Village of Deerfield; (b) that the cul -de -sac depicted on said preliminary plat
of resubdivision shall be permitted to have a 40 foot radius in lieu of the
required 50 foot radius as required by Chapter 20 of the Municipal Code of the
Village of Deerfield; (c) that Lots 2, 6, 7, 9, 10, 11 and 12, as depicted on
said preliminary plat of resubdivision, be permitted to have lot depths ranging
from 95 to 107 feet in lieu of the required 110 foot lot depth as required by
Chapter 20 of the Municipal Code of the Village of Deerfield; and (d) that the
dedicated right of way depicted on said preliminary plat of resubdivision shall
have a width ranging from 33 feet to 50 feet in lieu of the 60 foot width re-
quired by Chapter 20 of the Municipal Code of the Village of Deerfield.
SECTION The approval of said preliminary plat of resubdivision is
THREE: conditioned upon the applicant (a) providing a dedicated
pedestrian walkway providing access to Deerfield Road; (b)
preparing drainage plans for review by the Village Engineer, demonstrating
absence of adverse drainage effects to surrounding properties; (c) properly
prohibiting direct access from property immediately to the west of subject
property to the dedicated right of way depicted in the preliminary plat of
resubdivision.

SECTION That the approval of said preliminary plat of resubdivision
FOUR: is subject to the further condition that, except as otherwise
provided in this ordinance, the developer shall comply with
all requirements of the Zoning Ordinance and all other applicable ordinances
of the Village of Deerfield.
SECTION That this ordinance shall be in full force and effect from
FIVE: and after its passage and approval as provided by law.
