AN ORDINANCE GRANTING VARIATIONS FROM THE PROVISIONS OF THE
ZONING ORDINANCE WITH RESPECT TO THE PROPERTY COMMONLY KNOWN AS
747 CENTRAL AVENUE, DEERFIELD, ILLINOIS
WHEREAS, ARNOLD PEDERSON BUILDING CORPORATION has petitioned for varia-
tions from the strict provisions of Sections XV,6, XV,6,b and XVIII of the
Zoning Ordinance of the Village of Deerfield, passed May 4, 1953, as amended,
to permit construction of an office addition in an area having less than
five acres, and to permit the construction of a warehouse addition resulting
in a 6 inch side yard in lieu of the required 25 feet, both of said variations
resulting in the expansion of an existing non - conforming use; and
WHEREAS, pursuant to notice duly published as required by statute, a
public hearing on said petition was held and conducted by the Zoning Board
of Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the President and
Board of Trustees its written findings of fact and recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendations of the
ONE: Zoning Board of Appeals as to the warehouse addition
are hereby concurred in and adopted as the findings of
fact of the President and Board of Trustees, and that the failure of the
Zoning Board of Appeals to make a recommendation as to the office addi-
tion is not concurred in and adopted by the President and Board of Trustees.
SECTION That there are practical difficulties and particular hard -
TWO: ship in the way of carrying out the strict letter of the
provisions of the Zoning Ordinance of the Village of Deerfield
as applied to petitioner's property which is legally described as follows:
That part of Lot 19 in Owners first addition to Deerfield in Section
33, Township 43 north, range 12, east of the Third Principal Meridian
described as follows: beginning at a point ink the south line of Lot
10 in Woodman's Resubdivision, said point being 10 feet east of the
southwest corner of said lot; thence south parallel to the west line
of Lot 10 extended 10.3 feet; thence south 23 degrees east 356.95 feet
to a point which is 305 feet easterly of the center line of the right -
of -way, of the Chicago, Milwaukee and St. Paul Railway Company,
measured at right angles thereto; thence southerly parallel to the
easterly right -of -way line of said railway 300 feet; thence westerly
at right angles to last mentioned line 255 feet to east right -of -way
line of said railway; thence northerly 300 feet along the east line
of the right -of -way of said railway; thence easterly at right angles
to said east right -of -way line 125 feet; thence northerly on a curve
concentric to the center line of said right -of -way and 175 feet
easterly therefrom 429.5 feet to the northwest corner of said Lot 19;
thence easterly 147.9 feet to the place of beginning, all in Lake
County, Illinois.

SECTION That a variation from the strict provisions of Sections
THREE: XV,6, XV,6,b and XVIII of the Zoning Ordinance of the
Village of Deerfield, passed May 4, 1953, as amended, with
respect to the property hereinabove described, is hereby granted so as to
authorize the construction of an office addition in an area having less
than five acres, and to permit the construction of a warehouse addition,
thereby permitting a 6 inch side yard in lieu of the required 25 feet, both
resulting in the expansion of an existing non - conforming use, in accordance
with the recommendations of the Zoning Board of Appeals as to the warehouse
addition, and in the absence of a recommendation of the Zoning Board of
Appeals, as to the office addition.
SECTION That the variations hereby granted are subject to compliance
FOUR: by the petitioner with all other applicable provisions of
the Zoning Ordinance and with all other applicable ordinances
of the Village, specifically including, but not limited to, full compliance
with the applicable provisions of Section XVI of the Zoning Ordinance re-
lating to off - street parking and loading.
SECTION That this ordinance shall be,in full force and effect from
FIVE: and after its passage and approval as provided by law.
