AN ORDINANCE APPROVING A PLANNED DEVELOPMENT
CHESTERFIELD'S LAUREL HILL NO. 12
WHEREAS, the Plan Commission of the Village of Deerfield has heretofore
held a public hearing on the application of Chesterfield Development Corpora-
tion for the approval of a single - family residential planned development of
certain real estate hereinafter described located in the Hovland Subdivision
and classified in the R -1 -B District of the Zoning Ordinance of the Village
of Deerfield; and
WHEREAS, said hearing was held pursuant to duly published notice thereof
and was in all respects held according to law; and
WHEREAS, the Plan Commission of the Village of Deerfield, after con-
sidering the evidence adduced, recommended that said planned development be
approved subject to certain conditions and restrictions.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:
SECTION That the proposed single - family planned residential
ONE: development of the real estate legally described as
follows:
Lots 57, 58, 59, 60, 61, 62, 63, 64 and 65, all in the J. S.
Hovland's First Addition to Deerfield, being a Subdivision of
the Southwest Quarter (except the Northwest Quarter of the
Northwest Quarter thereof) of Section 32, Township 43 North,
Range 12 East of the Third Principal Meridian in Deerfield,
Lake County, Illinois.
and as set forth and described on the attached plan of development and pre-
liminary plat of resubdivision, which plan and plat of resubdivision are made
a part of this Ordinance (including, in particular, the variation from the
300 foot length limitation contained in Section 9.103 of the Village of Deerfield
kdh.icipal Code with respect'to the cul -de -sac on Burning Tree Lane), be
and it is hereby approved subject to the conditions and restrictions herein-
after set forth.
SECTION That the approval of said planned development is conditioned
TWO: upon final approval by the Village Engineer of the engineer-
ing plans for all improvements, specifically including
on -site storm water retention, and that prior to the issuance of a building
permit the Developer shall deposit sufficient funds in escrow with the
Village or make other provision satisfactory to the Village to insure the
payment of its proportionate share of the installation of all such improve-
ments.

SECTION That the approval of the planned development hereby given
THREE: is subject to the further condition that the Developer
submit for final approval a final plat of resubdivision
of the real estate described in Section One hereof and except as otherwise
provided in this Ordinance, comply with all requirements of the Village
Code of the Village of Deerfield necessary for the approval of said final
plat.
SECTION That this Ordinance shall be in full force and effect from
