AN ORDINANCE GRANTING A VARIATION FROM THE
PROVISIONS•OF THE ZONING ORDINANCE WITH RESPECT
TO THE PROPERTY LOCATED AT 254 BIRCHWOOD AVENUE
WHEREAS, FLORIAN JAWORSKI, as developer, and FRANK and RITA LINDOW, as
owners of the property described below, have petitioned for a variation from
the strict provisions of Section VI,D(2)(a) of the Zoning Ordinance of the
Village of Deerfield, passed May 4, 1953, as amended, to permit a lot area of
10,782.9, 10,786.5 and 10,790.1 square feet, respectively, in lieu of the re-
quired 10,800 square feet, with respect to proposed Lots 1, 2 and 3 of the
proposed resubdivision of Lot 86 hereinafter more fully described; and
WHEREAS, pursuant to notice duly published, as required by statute, a
public hearing on said petition was held and conducted by the Zoning Board of
Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the President and
Board of Trustees its written findings of fact and recommendation.
NOW, THEREFORE, BE IT ORDAINED, BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendations of the Zoning
ONE: Board of Appeals are hereby approved and the President and
Board of Trustees hereby find that there are practical diffi-
culties and particular hardship in the way of carrying out the strict letter
of the provisions of the Zoning Ordinance of the Village of Deerfield, as
applied to the property, which is legally described as follows:
Lot 86 in the`i- Subd -j gfo- h''o£. J.S.- Hovland's First Addition to' Deerfield, a
subdivision of the Southwest one - quarter (except the northwest
one - quarter of the northwest one - quarter) of Section 32, Town-
ship 43 North, Range 12, East of the Third Principal Meridian
according to the plat thereto, recorded November 7, 1924, as
Document #248380 in Book "N" of plats, page 56, Lake County,
Illinois.
SECTION That a variation from the strict provisions of Section VI,D(2)(a)
TWO: of the Zoning Ordinance of the Village of Deerfield, passed
May 4, 1953, as amended, with respect to the property herein -
above described, is hereby granted so as to authorize a lot area of 10,782.9,
10,786.5 and 10,790.1 square feet, respectively, for proposed Lots 1, 2 and 3
in lieu of the required 10,800 square feet.
SECTION That the variation hereby granted is subject to compliance by
THREE: the Petitioners with all other applicable provisions of the
Zoning Ordinance and with all other applicable ordinances of
the Village.

SECTION That this Ordinance shall be in full force and effect from
FOUR: and after its passage and approval as provided by law.
