AN ORDINANCE GRANTING A VARIATION FROM THE
PROVISIONS OF THE ZONING ORDINANCE WITH RESPECT
TO THE PROPERTY LOCATED AT 1250'GORDON TERRACE
WHEREAS, CHESTERFIELD DEVELOPMENT CORPORATION has petitioned as agent
for and on behalf of the owner of the property described below, for a variation
from the strict provisions of Section VI,D(2)(a) of the Zoning Ordinance of the
Village of Deerfield, passed May 4, 1953, as amended, to permit a lot area of
10,618 square feet in lieu of the required 10,800 square feet, with respect to
proposed Lot 3 of the proposed resubdivision of Lot 26 hereinafter more fully
described; and
WHEREAS, pursuant to notice duly published, as required by statute, a
public hearing on said petition was held and conducted by the Zoning Board of
Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the President and
Board of Trustees its written findings of fact and recommendations.
NOW, THEREFORE, BE IT ORDAINED, BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendations of the Zoning
ONE: Board of Appeals are hereby approved and the President and
Board of Trustees hereby find that there are practical diffi-
culties and particular hardship in the way of carrying out the strict letter of
the provisions of the Zoning Ordinance of the Village of Deerfield as applied to
the property, which is legally described as follows:
Lot 26 in J. S. Hovland's First Addition to Deerfield,
being a subdivision of the Southwest Quarter of Section 32,
Township 43 North, Range 12, East of the Third Principal
Meridian according to the plat thereto, recorded November
7, 1924, as Document #248380 in Book "N of plats, page 56,
Lake County, Illinois.
SECTION That a variation from the strict provisions of Section VI,D(2)(a)
TWO: of the Zoning Ordinance of the Village of Deerfield, passed
May 4, 1953, as amended, with respect to the property herein -
above described, is hereby granted so as to authorize a lot area of 10,618 square feet
in lieu of the required 10,800 square feet.

That the variation hereby granted is subject to compliance
by the Petitioner with all other applicable provisions of
the Zoning Ordinance and with all other applicable ordinances
