AN ORDINANCE GRANTING VARIATIONS FROM
THE PROVISIONS OF THE ZONING ORDINANCE
WHEREAS, SVEN FLODSTROM has petitioned for certain variations from the
strict provisions of the Zoning Ordinance of the Village of Deerfield, passed
May 4, 1953, as amended with respect to certain real estate located in the
Village of Deerfield and hereinafter described; and
WHEREAS, pursuant to notice duly published, as required by statute,
a public hearing on said petition was held and conducted by the Zoning Board
of Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the President and
Board of Trustees its written findings of fact and recommendations;
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendations of the
_ ONE: Zoning Board of Appeals are hereby concurred in and
adopted as the findings of fact of the President and
Board of Trustees.
SECTION That there are practical difficulties and particular hard -
TWO: ship in the way of carrying out the strict letter of the
provisions of the Zoning Ordinance of the Village of
Deerfield,.as applied to Petitioner's property, which is legally described as
follows:
That part of the Northwest Quarter of Section 4, Township 42 North,
Range 12, East of the Third Principal Meridian described as follows:
Beginning at a point on the North line of said Section 4, 479.37
feet East of the Northwest corner of said Section 4; thence East
along North line of said Section 4, 422.65 feet, thence South
lying at an angle with the North Line of said Section 4, of
900 10' 30" (measured from West to South) a distance of 735.92
feet, thence Northwest lying along the centerline of the Union
Drainage District Ditch 562.19 feet to a line drawn through the
point of beginning and at right angles to the North Line of said
Section 4, thence North 367.79 feet to the point of beginning
(except the North 50.0 feet thereof) all in the Village of
Deerfield, Cook County, Illinois.
SECTION That variations from the strict provisions of Sections
THREE: XIV -A,4, XIV -A,4.2 and XVI,F,ll of the Zoning Ordinance
of the Village of Deerfield, passed May 4, 1953, as
amended with respect to the property hereinabove described, are hereby granted
so as to permit:
i
1. General office use of the structure or structures, excluding
doctors' offices, in lieu of the one principal use permitted
in the Office & Research District.
2. The construction of the proposed improvement on a site having
4.88 acres in lieu of the required 5 acres.
3. A required yard adjacent to Lake -Cook Road 100 feet from the
center line of said Lake -Cook Road in lieu of the required
190 feet.
4. Parking spaces equal to one parking space for each 273 square
feet of floor area in lieu of the required one space for every
200 square feet of floor area.
SECTION That the variations hereby granted are subject. to
FOUR: compliance by Petitioner with all other applicable
provisions of the Zoning Ordinance and all other
applicable ordinances of the Village.
SECTION That this Ordinance shall be in full force and
FIVE: effect from and after its passage and approval
as provided by law.
