AN ORDINANCE GRANTING VARIATIONS FROM
THE PROVISIONS OF THE ZONING ORDINANCE
WHEREAS, SVEN FLODSTROM, MAJKEN FLODSTROM AND FIRST NATIONAL BANK
AND TRUST COMPANY OF EVANSTON, AS TRUSTEE UNDER TRUST NO. R1327 have petitioned
for certain variations from the strict provisions of the Zoning Ordinance of
the Village of Deerfield, passed May 4, 1953, as amended with respect to
certain real estate located in the Village of Deerfield and hereinafter described
on Exhibit A attached hereto and made a part hereof; and .
WHEREAS, pursuant to notice duly published, as required by statute,
a public hearing on said petition was held and conducted by the Zoning Board
of Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the President
and Board of Trustees its written findings of fact and recommendations;
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS
FOLLOWS:
SECTION That the findings of fact and recommendations of the
ONE: Zoning Board of Appeals are hereby concurred in and
adopted as the findings of fact of the President and
Board of Trustees.
SECTION That there are practical difficulties and particular
TWO: hardships in the way of carrying out the strict letter
of the provisions of the Zoning Ordinance of the
Village of Deerfield, as applied to the Petitioners' property, which is
legally described on Exhibit A attached hereto and made a part hereof.
SECTION That variations from the strict provisions of
THREE: Sections XIV -A and XVII,C of the Zoning Ordinance
of the Village of Deerfield, passed May 4, 1953,
as amended with respect to the property herein described on Exhibit A
attached hereto and made a part hereof, are hereby granted so as to permit:
1. Multiple office and manufacturing use of the existing
building in lieu of the single principal use permitted.
2. The location of the existing building and the construc-
tion of any proposed additions on a site of 1.34 acres
in lieu of the required 5 acres.
3. Site coverage by the existing building of 2.7 percent
in excess of the 30 percent permitted.
4. A front yard adjacent to.Lake -Cook Road of 90.59 feet
from the center line of Lake -Cook Road in lieu of the
required 190 feet from the center line of Lake -Cook
Road and providing for the location of automobile
parking spaces within said front yard.
5. An Easterly side yard of 0.17 feet from the existing
building in lieu of the required 50 feet.
6. A rear yard of 20 feet from the existing building in
lieu of the required 50 feet.
7. 45 parking spaces rather than the required 67 spaces
calculated on the maximum building occupancy of 100
employees.
8. The location of the existing building and the construc-
tion of a proposed addition within the area commonly
known as floodway.
SECTION That the variations hereby granted are subject to
FOUR: compliance by Petitioners with all other applicable
provisions of the Zoning Ordinance and all other
applicable ordinances of the Village, and with respect to variation
number seven set forth above, Petitioners shall be required to pave the
northwest portion of the property for additional parking spaces in full
compliance with applicable Village ordinances and pursuant to obtaining
all required governmental permits in the event that additional floor
space within the existing building is converted to office uses.
SECTION That this Ordinance shall be in full force and

as provided by law.

Drainage Ditch; thence North Vlesterly along the
center line of said ditch to a point which is
on a line drawn perpendicular. to the North line
of said Section at the point of beginning; thence
