AN ORDINANCE APPROVING A PLANNED DEVELOPMENT
CHESTERFIELD'S'LAUREL HILL'NO.1 1
WHEREAS, the Plan Commission of the Village of Deerfield has heretofore
held a public hearing on the application of Howard and Shirley Kodym, Glenview
State Bank, as Trustee under Trust No. 637 and Chesterfield Development.
Corporation (Developer) for the approval of a single - family residential planned
development of certain real estate hereinafter described located in the Hovland
Subdivision and classified in the R -1 -B District of the Zoning Ordinance of the
Village of Deerfield; and
WHEREAS, said hearing was held pursuant to duly published notice
thereof and was in all respects held according to law;.and
WHEREAS, the Plan Commission of the Village of Deerfield, after con-
sidering the evidence adduced, recommended that said planned development be
approved subject to certain conditions and restrictions.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:
SECTION That the proposed single - family planned residential
ONE: development of the real estate legally described as
follows:
Lots 9, 32, 33, and 34 and the west 165 feet of the following
taken as a tract: Lots 7 and 8 and the south 40 feet of Lot
6; all in the J. S. Hovland's First Addition to Deerfield,
being a Subdivision of the Southwest Quarter (except the North-
west Quarter of the Northwest Quarter thereof) of Section 32,
Township 43 North, Range 12 East of the Third Principal
Meridian in Deerfield, Lake County, Illinois.
and as set forth and described on the attached plan of development and preliminary
plat of resubdivision, which plan and plat of resubdivision are made a part of this
Ordinance (including, in particular, the variation from the Code provisions with
respect to the rear yard variation on Lots 32 and 33), be and it is hereby approved
subject to the conditions and restrictions hereinafter set forth.
SECTION That the approval of said planned development is
TWO:. conditioned upon the Developer maintaining a rear yard of
not less than 55 feet on proposed Lots 4, 5, and 6 of the
Resubdivision, dedicating,52 acres for an extension of Burr Oak Avenue to the
Village of Deerfield, and that prior to the issuance of a building permit the
Developer shall deposit sufficient funds in escrow with the Village-or make
other provision satisfactory to the Village to insure the payment of its pro-
portionate share of the installation of full street improvements, including
pavement, curb, gutter, storm sewer, street signs, and street lighting, in
accordance with the applicable provisions of the Village Code for the extension
of Burr Oak Avenue.
SECTION That the approval of the planned development hereby
THREE: given is subject to the further condition that the
Developer submit for approval a final plat of resubdivision
of the real estate described in Section one .hereof and except as otherwise pro-
vided in this Ordinance, comply with all requirements of the Village Code of
the Village of Deerfield necessary for the approval of said final plat,
SECTION That this Ordinance shall be in full force and effect
FOUR: from and after its passage and approval as provided by
law.
