ORDINANCE NO. 0 -74- 38
AN ORDINANCE GRANTING A VARIATION FROM THE PROVISIONS OF
THE ZONING ORDINANCE WITH RESPECT TO THE PROPERTY
COMMONLY KNOWN AS 1155 PARK AVENUE; DEERFIELD
WHEREAS, HERBERT P. BECK has petitioned for a variation from the strict
provisions of Sections VII,C,'l and VII,C,2 of the Zoning Ordinance of the Village
of Deerfield, passed May 4, 1953, as amended, to permit a 13.46 foot corner side
yard in lieu of the required 15 feet and a 24.49 foot front yard in lieu of the
required 25 feet; and
WHEREAS, pursuant to notice duly published as required by statute, a
public hearing on said petition was held and conducted by the Zoning Board of
Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the President and
Board of Trustees its written findings of fact and recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES, ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendations of the
ONE: Zoning Board of Appeals is hereby concurred in and adopted
as the findings of fact of the President and Board of
Trustees.
SECTION That there are practical difficulties and particular hardship
TWO: in the way of carrying out the strict letter of the provisions
of the Zoning Ordinance of the Village of Deerfield as applied
to petitioner's property which is legally described as follows:
Lots 1 and 2 in Block 2 in Deerfield Park Land and Improvement
Association Subdivision, of a part of the Southeast Quarter of
Section 29, Township 43 North, Range 12, East of the Third
Principal Meridian, according to the plat thereof recorded
May 5, 1898 as Document 70892, in Book "D" of Plats, page 64,
in Lake County, Illinois.
The West half of the vacated alley lying East of and adjoining
Parcel 1, as vacated by an Ordinance of the Village of Deerfield
dated May 14, 1951 and recorded April 12, 1952, as Document
754731.
SECTION That a variation from the strict provisions of Sections
THREE: VII,C,1 and VII,C,2 of the Zoning Ordinance of the Village
of Deerfield, passed May 4, 1953, as amended, with respect
to the property hereinabove described, is hereby granted so as to authorize the
construction of a residence thereby permitting a 13.46 corner side yard in lieu
of the required 15 feet and a 24.49'foot front yard in lieu of the required 25
feet all in accordance with the plans presented and filed with the Zoning Board
of Appeals.

SECTION That the variation hereby granted is subject to compliance
FOUR: by the Petitioner with all other applicable provisions
of the Zoning Ordinance and with all other applicable
ordinances of the Village.
SECTION That this Ordinance shall be in full force and effect
FIVE: from and after its passage and approval, as provided
by law.
