AN ORDINANCE AUTHORIZING A SPECIAL USE
TAE JING SUK KARATE SCHOOL
839 WAUKEGAN ROAD
WHEREAS, the Plan Commission of the Village of Deerfield
has heretofore held a public hearing on the application of TAE JING
SUK, to authorize the use and occupancy of a portion of certain real
estate commonly known as 839 Waukegan Road, Deerfield, Illinois, and
hereinafter described as and for a karate school as a special use
under and pursuant to the provisions of Sections XIII,D,3,v; XIII,D,4;
XIII,D,5; and XXIII of the Zoning Ordinance of the Village of Deerfield;
and
WHEREAS, said hearing was held pursuant to duly published
notice thereof and was in all respects held according to law; and
WHEREAS, a special use has heretofore been granted so as
to authorize the.use of said premises for multiple principal uses
(Ordinance No. 0- 72 -7); and
WHEREAS, the Plan Commission of the Village of Deerfield,
after considering the evidence adduced, made written findings of
fact including express affirmative findings of compliance with the
provisions of Section XIII,D,5 and XXIII,B,3 of the Village Zoning
Ordinance and recommended that said special use of said real estate
be approved and authorized subject to certain conditions and restric-
tions hereinafter set forth.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD
OF TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That the findings and recommendation of the Plan
ONE: Commission are concurred in and adopted as the
findings of the President and Board of Trustees and the special use
of the real estate legally described as follows:
OWNER'S HOMESTEAD SUBDIVISION of lots 18, 19 in
Block 1, Plat of .the Town of Deerfield, according
to the plat thereof, recorded in the Recorder's
Office of Lake County, Illinois, on March 16, 1857
in Book 27 of Deeds on Page 167. Also that part
of the West 1/2 of the Southwest 1/4 of Section 28,
Township 43 North, Range 12, East of the Third
Principal Meridian, described as follows: Beginning
in the center of Lincoln Avenue (formerly called
Waukegan Road) 33 feet Easterly of the Northeast
corner of Block 2 of the aforesaid Town of Deerfield;
thence North 12° West in center of said Avenue 197.34
feet; thence East 694.53 feet to a point in the West
line of 0. B. Von Linde's Subdivision, said point
being 906.82 feet North of the South line of the
aforesaid Section 28, thence South on the West line
of said Von Linde's Subdivision 167.72 feet to a
point 16.3 feet South of the North West corner of
Lot 37 in the aforesaid Subdivision; thence East
135.9 feet to a point in the East line of said Lot
37, 15.75 feet South of.the Northeast corner thereof;
thence South on the East line of-Lots 37 and 36 in
said Von Linde's Subdivision 50 feet to a point in
the East line of said lot 36, 5.75 feet South of the
Northeast corner thereof; thence West 136.0 feet to
a point in the West line of said Lot 36, 6.3 feet
South of the Northwest corner thereof; thence South
on the West line of said Von Linde's Subdivision
328.76 feet; thence West 189.42 feet; thence North
28.2 feet to a point 222.48 feet North of the North
line of Block 1 - Town of Deerfield; thence West
parallel with the North line of said Block 1 Town
of Deerfield, thence West parallel with said Block
1,215.5 feet to the Southeast corner of Lot 16 - Block
1 - said Town of Deerfield; thence North 12° West
along East line of Lots 18, 19 Block 1, said Town
of Deerfield, to the Northeast corner of said Lot 20,
thence South 780 West 132 feet to the Northwest corner
of said Lot 20, thence North 54 -3/40 West 48.18 feet
to P.O.B. - all in the Village of Deerfield, Lake
County, Illinois recorded December 11, 1922, Document
No. 218864, Book L, Page 48. Said property is commonly
known as 839 Waukegan Road, Deerfield, Illinois.

authorized and approved.

SECTION That the approval and authorization of said

requirement that all use, construction and development shall be in
accordance with all plans and representations submitted and made by
Applicant to the Plan Commission and President and Board of Trustees
and is subject to compliance by Applicant with all other applicable
provisions of the Zoning Ordinance and all other applicable ordinances
of the Village of Deerfield.
SECTION That the Village Clerk is hereby directed to
THREE: publish this Ordinance in pamphlet form.
SECTION That this Ordinance shall be in full force and
FOUR: effect from and after its passage, approval and
publication, as provided by law.
