AN ORDINANCE APPROVING A PLANNED DEVELOPMENT
(Orchard Property)
WHEREAS, the Plan Commission
heretofore held a public hearing on
JOHN M. ORCHARD for the approval of
planned development of certain real
and classified in the R -1 -B District
the Village of Deerfield; and
of the Village of Deerfield
the application of
a single - family residential
estate hereinafter described
under the Zoning Ordinance
has
of
WHEREAS, said hearing was held pursuant to duly published
notice thereof and was in all.respects held according to law; and
WHEREAS, the Plan Commission of the Village of Deerfield,
after considering the evidence adduced, recommended that said
planned development be approved subject to certain conditions and
restrictions.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD
OF TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That the proposed single- family planned residential
ONE: development of the real estate legally described
as follows:
The North 140.0 feet of the South 170.0 feet of the
West 200.0 feet of the East 430.0 feet of the
Northwest 1/4 of the Northwest 1/4 of the Southwest
1/4 of Section 32, Township 43 North, Range 12, East
of the Third Principal Meridian, in Lake County,
Illinois
and as set forth and described on the attached plan of development
and preliminary plat of resubdivision, which plan and plat of
resubdivision are made a part of this Ordinance, be and it is hereby
approved subject to the conditions and restrictions hereinafter
set forth.
SECTION That the approval of said planned development is
TWO: conditioned upon the following:
1. That the owner dedicate the south thirty (30) feet of
said real estate to the Village of Deerfield as and for street
purposes.
2. The approval of said planned development which is
hereby given reflects in particular a Front yard variation, as
to proposed Lot 1, so as to permit a front yard of 19 feet instead
of the required 25 feet in order to accommodate an existing struc-
ture on said proposed lot,from the standard of the Ordinance.
SECTION That the approval of the planned development hereby
THREE: given is subject to the further condition that the
owner submit for approval a final plat of resubdivision of the real
estate described in Section One hereof and,except as otherwise
provided in this Ordinance,comply with all requirements of the
Village Code of the Village of Deerfield necessary for the approval
of said final plat.
SECTION That the Village Clerk is hereby directed to
FOUR: publish this Ordinance in pamphlet form.
SECTION That this Ordinance shall be in full force and
FIVE: effect from and after its passage, approval and
publication, as provided by law.
