AN ORDINANCE GRANTING A VARIATION
FROM THE PROVISIONS OF THE ZONING ORDINANCE
WITH RESPECT TO THE PROPERTY LOCATED
AT 350 COUNTY LINE ROAD, DEERFIELD, ILLINOIS
WHEREAS, DOUGLAS TV & APPLIANCE, INC. has petitioned for
certain variations from the strict provisions of the Zoning Ordinance
of the Village of Deerfield, passed May 4, 1953, as amended; and
WHEREAS, pursuant to notice duly published as required by
statute, a public hearing on said petition was held and conducted
by the Zoning Board of Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the
President and Board of Trustees its written findings of fact and
recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD
OF TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendation of
ONE: the Zoning Board of appeals are hereby concurred
in and adopted as the findings of fact of the President and Board
of Trustees.
SECTION That there are practical difficulties and
TWO: particular hardship in the way of carrying out
the strict letter of provisions of the Zoning Ordinance of the
Village of Deerfield, as applied to Petitioner's property, which
is legally described as follows:
That part of the South East quarter of Section 33,
Township 43 North, Range 12, East of the Third
Principal Meridian, described as follows: Beginning
at a point on the South line of said South East
quarter of Section 33, 209.68 feet West of the
intersection of the center line of Waukegan Road,
with the South line of said South East quarter;
thence North perpendicular to said South line of
the South East quarter, 136.12 feet; thence North
Westerly 61.99 feet to a point 123.48 feet South
Westerly of the center line of Waukegan Road,
said 123.48 feet being measured along a line drawn

at right angles to the center line of Waukegan
Road through a point on said center line
284.83 feet North Westerly of said intersection
of the center line of Waukegan Road with the
South line of said South East quarter; thence
South Westerly along the last described line
at right angles to the center line of Waukegan
Road 91.52 feet more or less to a line 215.0
feet South Westerly of (as measured at right
angles to) the center line of Waukegan Road;
thence Northwesterly parallel with the center
line of Waukegan Road, a distance of 135.0 feet;
thence Southwesterly at right angles to the last
described line a distance of 2.99 feet more or
less to a line drawn parallel with the West line
of said Southeast quarter, and drawn through a
point on the South line of said Southeast quarter,
a distance of 350.0 feet East of the Southwest
corner of said Southeast quarter; thence South,
parallel with the West line of said Southeast
quarter, 274.45 feet to a point on the South
line of said Southeast quarter, 350.0 feet, East
of the Southwest corner of said Southeast quarter;
thence East along said South line 177.63 feet to
the point of beginning, all in Lake County,
Illinois, and commonly known as 350 County Line
Road.
SECTION That variations from the strict provisions of
THREE: Section XVII,B -3 -b of the Zoning Ordinance of
the Village of Deerfield, passed May 4,1953, as amended with
respect to the property hereinabove described, are granted so as
to permit the erection and maintenance of a sign bearing the
following legend:
"Douglas TV & Appliance, authorized service and sales"
and, in addition thereto, the names of not more than six manufacturers
of products sold on the premises and all in accordance with the plans
presented and filed with the Zoning Board of Appeals.
SECTION That variations hereby granted are subject to
FOUR: compliance by Petitioner with all other applicable
provisions of the Zoning Ordinance and all other applicable
ordinances of the Village.
SECTION That this Ordinance shall be in full force and effect
FIVE: from and after its passage and approval as provided
by law.
