AN ORDINANCE GRANTING A VARIATION
FROM THE PROVISIONS OF THE ZONING ORDINANCE
WITH RESPECT TO THE PROPERTY LOCATED
AT 74D DEERFIELD ROAD, DEERFIELD, ILLINOIS
(Deerfield Savings & Loan Association)
WHEREAS, DEERFIELD SAVINGS & LOAN ASSOCIATION has
petitioned for certain variations from the strict provisions of
the Zoning Ordinance of the Village of Deerfield, passed
May 4, 1953, as amended; and
WHEREAS, pursuant to notice duly published, as required
by statute, a public hearing on said petition was held and conducted
by the Zoning Board of Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with.the
President and Board of Trustees its written findings of fact and
recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD
OF TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendation
ONE: of the Zoning Board of Appeals are hereby
concurred in and adopted as the findings of fact of the President
and Board of Trustees.
SECTION That there are practical difficulties and
TWO: particular hardship in the way of carrying out
the strict letter of provisions of the Zoning Ordinance of the
Village of Deerfield, as applied to Petitioner's property, which is
legally described, as follows:
Parcel A: All of Lot 1, except that part thereof
described as commencing at the Southeast corner of
said lot running thence Northerly along the'West
line of Lincoln Avenue 202 feet to the North line
of said lot, thence West 102 feet 9 -1/2 inches,
thence South to the South line of said lot to a
point 145.5 feet West of the Southeast corner of
said lot, thence East 145.5 feet to the place of
beginning, also the East 17 feet of Lot 2, all in
Block 2, in the original Plat of the Village of
Deerfield in the Southwest 1/4 of Section 28,'
Township 43 North, Range 12, East'of. the Third
Principal Meridian, in Lake County, Illinois,
excepting that part of Lot 1 in Block 2 of the
original plat of Deerfield, in Section 28,
Township 43 North, Range 12 East of the Third
Principal Meridian, according to the plat thereof
recorded in Book 27 of Deeds, page 167, in Lake
County, Illinois, described as follows: Beginning
at a point on the North line of Lot l a distance
of 102 feet 9 -1/2 inches West of the Northeast
corner of Lot 1, thence South 18 feet, thence
Northwesterly along a straight line to a point
on the North line of Lot 1 which is a distance
of 131 feet 9 -1/2 inches West of the Northeast
corner of Lot 1, thence East along the North
line of Lot 1 to the point of beginning.
Parcel B: Lot 2 (except the West 106 feet thereof,
and except the East 17 feet thereof) in Block 2,
in the original town of Deerfield, in the Southwest
1/4 of Section 28, Township 43 North, Range 12
East of the Third Principal Meridian, in Lake County,
Illinois, said properties commonly known as
745 Deerfield Road.
SECTION That variations from the strict provisions
THREE: of Sections V -18, XIV -D -1, XIV -D -3, XVI -F -4 -c
and XVI -F -10 of the Zoning Ordinance of the Village of Deerfield,
passed May 4, 1953, as amended with respect to the property
hereinabove described, are hereby granted so as to permit the
construction and maintenance of an off - street parking facility
thereon, including in particular the following:
1. The construction of a 3'5" brick wall 34'
from the center line of Deerfield Road, in
lieu of the required 40' setback.
2. The construction and maintenance of said
wall, the paved parking area and the parking
of vehicles within l' of the front property
line in lieu of the required 5' front yard.
3. The construction and maintenance of the paved
parking area and the parking of vehicles thereon
within 2' of the side property lines in lieu of
the required 5' for the side yards.
4. The construction and maintenance of said
off - street parking facility without screening
along the North property line in lieu of the
otherwise applicable screening requirements of
Section XIV- F -4 -c.

and'all in accordance with the plans presented and filed with the
Zoning Board of Appeals.
SECTION That variations hereby granted are subject
FOUR: to compliance by Petitioner with all other
applicable provisions of .the Zoning Ordinance and all other
applicable ordinances of the Village.
