AN ORDINANCE GRANTING A VARIATION FROM
THE PROVISIONS OF THE ZONING ORDINANCE
WITH RESPECT TO THE PROPERTY COMMONLY
WITH
AS 824 WAUKEGAN ROAD DEERFIELD
WHEREAS, the FIRST PRESBYTERIAN CHURCH has petitioned for
variations from the strict provisions of the Zoning Ordinance
of the Village of Deerfield, passed May 4, 1953, as amended;
and
WHEREAS, pursuant to notice duly published as required by
statute, a public hearing on said petition was held and conducted
by the Zoning Board of Appeals of the Village of Deerfield; and
WHEREAS, the Zoning Board of Appeals has filed with the
President and Board of Trustees its written findings of fact
and recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD
OF TRUSTEES OF THE VILLAGE OF DEERFIELD, LAKE AND COOK COUNTIES,
ILLINOIS, AS FOLLOWS:
SECTION That the findings of fact and recommendation of
ONE: the Zoning Board of Appeals is hereby concurred
in and adopted as the findings of fact of the
President and Board of Trustees.
SECTION That there are practical difficulties and particular
TWO: hardship in the way of carrying out the strict
letter of the provisions of the Zoning Ordinance
of the Village of Deerfield as applied to petitioner's property
which is legally described as follows:
Lot 3 in Block 2 in the Town of Deerfield in the South=
west Quarter of Section 28, Township 43 North, Range 12,
East of the Third Principal Meridian, in Lake County,
Illinois.

SECTION That variations from the strict provisions of
THREE: the Zoning Ordinance of the Village of Deerfield,
passed May 4, 1953, as amended, with respect to
the property hereinabove described, are hereby granted as follows:
1. A variation from the provisions of Section XII.C. so as
to permit 3 stories in lieu of the permitted 2 -1/2 stories,
and a height of 41 feet in lieu of the required 35 feet.
2. A variation from the provisions of Section XII.D.2 so
as to, permit a north side yard of 16 feet 6 inches and a
south side yard of 5 feet in lieu of the required 21 feet
5 inches on each side.
3. A variation from the provisions of Section XII.D.4 so
as to permit a total lot coverage of 36.4% in lieu of the
required 35 %.
4. A variation from the provisions of Section XII.D.6 so
as to permit a completely enclosed court in lieu of the open
court required by ordinance.
SECTION That the variations hereby granted are subject to
FOUR: the condition that there be compliance by the
petitioner with all other applicable ordinances
of the Village. `
SECTION That this Ordinance shall be in full force and
FIVE: effect from and after its passage and approval,
as provided by law.
